About The Position

The Community Manager is the operational and resident-experience leader responsible for the daily management of The Vive Collection. Acting as the right hand to the General Manager, this role drives leasing performance, financial execution, resident satisfaction, and team development while ensuring that all community operations align with Sunroad’s standards of excellence. You will oversee the front-of-house operations including leasing, marketing, resident relations, and financial performance while collaborating closely with the Senior Service Manager to ensure seamless property-wide execution. The ideal candidate is a strong communicator, results-driven, and thrives in a fast-paced environment where leadership, organization, and service intersect.

Requirements

  • Minimum 5–7 years of experience in property management, with at least 2 years in a managerial or supervisory role.
  • Experience managing a large-scale (500+ unit) community required; 1,000+ unit experience preferred.
  • Proven experience with budget management, financial reporting, and variance analysis.
  • Strong ability to inspire, coach, and hold teams accountable while fostering a positive work culture.
  • Exceptional communication and conflict resolution skills with a resident-first mindset.
  • Proficiency in Yardi, RealPage, or Entrata; strong command of Excel and Office Suite.
  • Organized, dependable, and able to balance strategic and day-to-day priorities effectively
  • High School Diploma or equivalent required

Responsibilities

  • Lead, train, and motivate the on-site operations team, including leasing, resident services, and administrative staff.
  • Create a high-performing, resident-first culture that emphasizes accountability, collaboration, and customer service.
  • Conduct daily team huddles, weekly one-on-ones, and monthly performance reviews.
  • Partner with the General Manager to develop strategic action plans and ensure departmental alignment with Sunroad’s KPIs.
  • Collaborate with the Senior Service Manager to ensure cohesive communication and operational efficiency across teams.
  • Manage daily, weekly, and monthly financial operations to achieve and exceed property performance goals.
  • Oversee rent collection, delinquency control, and resident ledger accuracy.
  • Assist in preparing and managing the annual operating budget and capital expenditure plans.
  • Review monthly financial statements, analyze variances, and recommend corrective actions.
  • Ensure all invoices, purchase orders, and expense approvals comply with company policy and budget parameters.
  • Drive leasing strategies to achieve and maintain target occupancy levels (≥ 95%).
  • Lead the leasing team in executing Sunroad’s sales process, ensuring professional, consistent, and results-driven leasing presentations.
  • Partner with the marketing team to execute promotional campaigns, outreach events, and digital advertising efforts.
  • Monitor and adjust pricing, concessions, and renewals in collaboration with the General Manager and Asset Management.
  • Conduct weekly market surveys and track competitive trends to maintain a strong market position.
  • Serve as the senior point of contact for resident concerns, ensuring timely and professional resolution.
  • Oversee resident satisfaction initiatives, community events, and retention strategies.
  • Monitor and respond to online reviews, maintaining the property’s brand reputation and engagement.
  • Support the Resident Services Coordinator in creating a vibrant, connected community experience.
  • Ensure move-ins, renewals, and move-outs are handled efficiently and in accordance with company policy.Serve as the primary escalation point for resident concerns, ensuring prompt and professional resolution.
  • Conduct regular property walks to ensure curb appeal, cleanliness, and adherence to Sunroad standards.
  • Collaborate with the Senior Service Manager on maintenance priorities, capital projects, and inspection readiness.
  • Ensure all policies, procedures, and Fair Housing regulations are followed consistently.
  • Maintain operational readiness for audits, ownership visits, and inspections.
  • Oversee office organization, document control, and compliance across all leasing and resident files.
