About The Position

At Kairoi Residential, the Community Director leads high-performing multifamily communities, focusing on creating exceptional living experiences and delivering long-term value. This role embodies Kairoi's belief in Servant Leadership, guiding a team across various areas including resident relations, maintenance operations, reporting, accounting, and leasing. The Community Director is responsible for fostering a welcoming environment, practicing the '5% Distinction' in service, and acting as a true business manager for the community. This involves team leadership, resident relations expertise, and comprehensive business management to maximize Net Operating Income (NOI) while ensuring positive experiences for residents and associates.

Requirements

  • A positive attitude, willingness to serve, a history of excellent customer service experience, and a desire to lead a team with integrity
  • Proven ability to mentor, develop, and promote associates
  • Minimum of 5 years in the multifamily industry or leadership in the hospitality field
  • At least 2 years of experience managing and leading a team of multi-family professionals
  • An associate’s degree, bachelor’s degree, two- three years of related training, or a combination of education and experience
  • Successful completion of a background check and drug screening
  • Possession of a valid driver’s license with no major infractions in the last 12 months

Responsibilities

  • Guide your team in resident relations, maintenance operations, reporting and accounting, leasing, and more
  • Practice the 5% distinction and create a welcoming environment for future residents
  • Recruit, hire, and develop your own team
  • Ensure a positive onboarding experience, hands-on training, and effective communication of community goals and expectations
  • Continually coach your team to success
  • Handle annual performance reviews, frequent individual associate check-ins, and support additional training classes and requirements
  • Lead your team by example, problem solve with them, and make final decisions on major concerns affecting community operations
  • Empower your team to be confident in handling their responsibilities, offering support when necessary
  • Ensure your team follows all emergency procedures, local, state, and federal regulations
  • Ensure your team actively practices the 5% Distinction with excellent customer service
  • Approve and sign all final lease decisions and agreements
  • Promptly address and resolve resident concerns, complaints, or moments that need attention
  • Maintain resident retention
  • Support the Assistant Community Director with resident retention efforts and continually keep open communication with residents
  • Manage the budget preparation, financial reporting, and flow of community income
  • Maximize NOI while providing a positive resident and associate experience
  • Ensure the community is in excellent condition through regular inspections, vacant apartment home inspections, office cleanliness, amenity equipment upkeep, and more
  • Support the Service Manager in managing inventory, approving vendor contracts, and ensuring all safety practices are followed properly
  • Attract new residents and form business relationships through outreach marketing, online marketing efforts, resident event business sponsorships, and more
  • Keep Regional leaders, senior management, and owners informed of community happenings
  • Perform other duties as required and assigned
