About The Position

We are seeking an analytical and action-oriented Commercial Real Estate Transaction Manager to be the "engine room" of our infrastructure acquisition team. In this role, you will take identified sites and drive them from initial interest to a signed lease or purchase agreement. You will not just track deals; you will actively unblock them. You will serve as the central node connecting Legal, Finance, Technical and external broker teams, aggregating their inputs into clear, actionable Deal Summaries for our Investment Committee. Your goal is to maximize pipeline velocity while minimizing risk.

Requirements

  • Education: Bachelor’s degree in Real Estate, Finance, Business, or a related field.
  • Experience: 7+ years of experience with a minimum of 3+ years of direct experience in commercial real estate transactions, development, or real estate private equity
  • The "Closer" Mindset: Demonstrated experience managing transactions from LOI to execution. You understand the mechanics of a real estate deal.
  • Analytical Skills: Strong proficiency in Excel or Google Sheets (financial modeling)
  • Must be authorized to work in the United States without sponsorship AND reside in Miami, FL or Phoenix, AZ
  • Travel up to 20%

  • Experience with infrastructure or industrial assets (e.g., data centers, solar farms, logistics, or EV charging).
  • Understanding of municipal zoning and land-use entitlements.
  • Familiarity with commercial or industrial real estate leases

Responsibilities

  • Pipeline & Transaction Management
  • Funnel Velocity: Manage a high volume of active real estate transactions simultaneously, ensuring sites meet our location, technical and cost requirements, track critical dates and hold stakeholders accountable to timelines.
  • Negotiation Support: Outline key terms for Letters of Intent (LOIs). Partner with legal counsel to redline leases and related contracts, ensuring commercial terms align with company targets.
  • Deal Closing: Manage the closing checklist, ensuring all contingencies (zoning, title, survey, environmental) are cleared prior to execution.
  • Cross-Functional Due Diligence
  • The "Quarterback": Act as the central point of contact during the diligence period. You are responsible for pulling in the right experts at the right time.
  • Construction & Utilities: Coordinate with the project delivery teams of external partners to validate site buildability and power availability (MW capacity).
  • Legal: Coordinate with internal and external counsel to advance zoning, land use, and permitting reviews.
  • Finance: Collaborate to ensure deal economics fit within our CAPEX and OPEX models.
  • Investment Analysis & Reporting
  • Deal Summaries: Synthesize complex data—financial models, site layouts, risk assessments, and legal constraints—into concise Investment Committee (IC) Memos that drive "Go/No-Go" decisions.
  • Financial Modeling: Run pro formas and sensitivity analyses to test deal viability under different scenarios (e.g., changing utility rates, construction cost variances).
  • Database Management: Maintain the "Single Source of Truth" in our real estate database (e.g., Google Sheets, Asana), ensuring all deal data is accurate and up to date.
