About The Position

WORK PERFORMED: Coordinate the day-to-day maintenance activities of outside vendors and contractors Responsible to perform or assign routine building inspections Responsibility to keep abreast of ongoing projects; ensure completion on time and on budget Work with annual budgets, including both OPEX and capital planning Final review and approval for completed work orders for labor hours and turn-around time Coordinate daily assignments for routine and non-routine maintenance activities; ensure adequate coverage during employee absences Provide supervision and guidance to technicians/direct reports with less experience; take opportunities to train and mentor Provide a clear understanding of job duties and responsibilities to direct reports Assist Maintenance Manager with departmental annual and mid-year performance evaluations, and department initiatives Attend meetings and be prepared to present updates and provide support to Maintenance Manager with research and presentations Work closely with Property Managers for assistance in showing space, problem solving, etc. Ensure maintenance supplies are being used responsibly; when needed, trace inventory stock with assistance of the Property Manager Responsible for jurisdictional compliance on life safety systems or other equipment falling into compliance requirements. Accept work orders as assigned and physically participate in the completion of same. JOB REQUIREMENTS: Must be experienced in at least four of the following fields: Electrical Plumbing Mechanical Construction Life Safety Building Automation Systems Security systems (access, video, and/or keying systems) Microsoft Office Must maintain a valid drivers’ license Be available for emergency calls at night, weekends, and holidays. Ten (10) or more years’ general maintenance experience in commercial class A or office space Three (3) or more years’ experience with leadership/supervisory skills Ability to train and mentor others EDUCATION: Bachelor’s degree and/or the successful completion of a vocational school in one of the above fields SMA / SMT designation, Power Engineers License, or commercial refrigeration certification preferred WORK ENVIRONMENT While performing the duties of this job, the employee may be exposed to fumes or airborne particles, moving mechanical parts and vibration. The employee is occasionally exposed to a variety of extreme outdoor conditions (cold / hot weather, wind, precipitation). The noise level in the work environment and job sites can be loud. Must be comfortable working on the roofs of office buildings and climbing ladders. Ability to use personal protective equipment (PPE) when necessary to perform work. PHYSICAL DEMANDS The physical demands described here are representative of those required by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to talk and hear; this position is active and requires the employee to stand, walk, balance, bend, kneel, stoop, crouch, crawl, and climb. The employee must use hands to handle or feel; grasp and reach with hands and arms - must be able to work frequently with arms extended above head. The employee must occasionally lift, push or pull up to 50-pound items. Specific visual acuity required by this job include close, distance, color, and peripheral vision; and depth perception. Ability to read, understand, and to communicate information and ideas clearly in writing and orally required.

Requirements
