About The Position

We are seeking a creative and collaborative Chief Engineer with a passion for community driven placemaking. This individual is detail oriented with the ability to learn and thrive in a fast-paced environment. The Chief Engineer is responsible for the direction, coordination and control of activities as well as the personnel involved in building operations and the maintenance of a safe and comfortable environment. The Chief Engineer leads the engineering staff to ensure that tenant safety and comfort are maintained and is responsible for operation and maintenance of all building equipment and systems and the performance of preventative and unscheduled maintenance, as directed. The Chief Engineer assists with all aspects of building operations (security and cleaning) and is the primary site contact for the property management staff for all equipment operations and maintenance matters. The Chief Engineer is responsible for ensuring that systems are operated in the most efficient and effective manner. This position reports to the Property Manager and is in-person daily. The Chief Engineer’s work location will be at our One Kenmore Square property at 545 Commonwealth Avenue, Boston.

Requirements

  • 2-5 years of supervisory experience in a modern facility.
  • Bachelor’s or Associate’s degree preferred; trade school certificate emphasizing HVAC, electrical, plumbing life safety and building control systems accepted.
  • Extensive knowledge of VRF and Chiller Systems
  • Extensive knowledge of fire alarm and sprinkler systems
  • Strong employee and tenant relation skills, including leadership, supervisory and training skills.
  • Strong communication skills, both written and verbal.
  • Strong PC skills and building automation systems experience.
  • Ability to multi-task, shift direction easily, be proactive.
  • Ability to work well under pressure and within a fast-pace work environment.

Responsibilities

  • Assists Property Manager in implementation of property and corporate initiatives, procedures and trainings.
  • Supervises and/or coordinate staff operations, including the administration, maintenance and repair, renovation and construction, and financial activity of the asset.
  • Provides supervision of site crew’s daily activities and offers guidance for any repair or maintenance when needed; responsible for staff discipline, morale, training and safety.
  • Prepares weekly work schedule for the staff and holds weekly operations meetings.
  • Implements and supervises the execution of all preventative maintenance procedures, and insures the maintenance of the records pertaining to preventative maintenance of all equipment are maintained.
  • Ensures Property Management Program documentation is accurate and current.
  • Ensures tenant safety and comfort is addressed within the guidelines set by the Property Manager.
  • Assists in development of Operating and Capital budgets as required.
  • Approves purchases and process PO’s and invoices.
  • Monitors energy consumption and strategizes on methods to avoid consumption and high demand.
  • Oversees outside contractors and base building service contractors to ensure building systems are properly maintained and utilized.
  • Manages all phases of pre-construction and construction projects. Oversees regularly scheduled job meetings, inspects jobs frequently, identifies critical issues and make sound decisions, and directs timely actions to ensure that project cost, schedule and quality objectives are met.
  • Strictly monitors expenses on repairs, salaries, utilities, and others to maintain the budget within parameters.
  • Establishes regular communication with Property Manager to establish schedules, priorities and responsibilities.
  • Assists Property Manager in those areas where mechanical or building structure are involved during construction redevelopment or retrofits, either for tenants or for the owner.
  • Determines the source of any deviation from normal circumstances relating to possible mechanical failures and act accordingly to reestablishing the normal operation of the equipment.
  • Provide instructions to the engineers to insure uniformity in building operations, as well as full understanding of company policies, building standards, rules and regulations.
  • Maintains life safety and emergency procedures and programs per local codes; ensures property complies with local, federal, and state building, safety and environmental policies.
  • Approves payroll for engineering department.
  • Solicits bids from vendors for work performed in building and awards contracts after securing appropriate or required approvals; maintains a working knowledge of all vendor contracts, evaluates vendor performance and insures that they comply with contract terms and corporate guidelines.
  • Provides service to our customers in a professional and courteous manner.
  • Responsible for the hiring of qualified staff personnel. Screens for best candidates providing recommendations for final selection, as appropriate.
  • Oversee capital and tenant improvement projects.
  • Performs various other functions as directed by Property Manager.
  • Utilizes email communication for intra-office communication.
  • Implements Energy Management program using Energy Star benchmarking criteria.
