About The Position

We are looking for a professional Chief Building Engineer to join our team. As a Chief Building Engineer you will make a unique and valuable contribution to our community by ensuring that our building appliances and infrastructure are functioning at peak of efficiency. The salary for this role is $70,000 plus full benefits after 90 days of employment!

Requirements

  • 5+ years' experience as a Building Engineer in a modern, multi-family high rise. Prior Supervisory experience and Stationary Engineer license is preferred.
  • Working knowledge of HVAC systems, electrical repairs, plumbing, carpentry, painting, and refurbishing.
  • Familiarity with various appliances.
  • Highly approachable personality with strong interpersonal and customer service skills.
  • Strong time management and organizational skills.
  • Ability to respond to after-hour emergencies, when on-call duty is assigned.
  • Valid driver's license and vehicle required for this position.
  • High school diploma or equivalent (GED) required.
  • Provide own basic tool and knowledgeable and skilled in the safe use and maintenance tools.

Nice To Haves

  • Prior Supervisory experience and Stationary Engineer license is preferred.

Responsibilities

  • Supervises a team of Service Technicians.
  • Ensures all services requests for the building are completed in a timely, professional and courteous manner consistent with company operating and equipment/supply standards.
  • Ensures vacant apartment homes are "market ready" in a timely manner. Oversees duties to restore apartments to "market ready" status, including inspect vacated apartments, complete make-ready checklists, oversee vendor. Maintains accurate records regarding service requests received and completed apartment make-ready status work in progress, etc.
  • Preventative Maintenance- develops cleaning and mechanical maintenance schedule, including yearly inspection and testing schedule. Maintains adequate inventory of spare parts and maintenance materials to handle most common repairs and situations.
  • Mechanical- knowledge of machines, computers, tools and other equipment, including their designs uses, repairs, and maintenance. Includes electrical and plumbing layout of a high rise building, along with HVAC Domestic water systems (proper certification may be required).
  • Utilizes several trade skills such as carpentry, plumbing, electrical, painting, roofing, heating and cooling. Responsible for appliances (installation and minor repairs), tile/carpet/wood flooring, and gas fixtures and appliances (when applicable), door locks and repining and locks, drywall and plaster repair, finish carpentry and hardware installation, waste management repairs (chutes, compactors)
  • Maintains the overall condition of the building and grounds, including outside custodial duties as required. Monitors and ensure operational security systems, fire protection equipment, entry systems, and emergency power systems.
