Program Description: Starwood Capital’s Internship Program is 9-weeks long and we select a group of highly motivated summer interns with the goal of identifying talent for our Full-time Analyst Program. Our size and structure provides individuals with a high level of responsibility and the unique opportunity to work directly with senior management, joint venture partners, investment bankers, brokers and commercial lenders in all real estate classes. Summer Interns will participate in a variety of specialized trainings that will refine their skills and assist them in transitioning into the professional working environment of Starwood and the investment industry as a whole. A mentorship driven program allows our Summer Interns to create lasting relationships that will support the continued growth of a successful career. Business Description: The Capital Markets Team is responsible for managing the debt across Starwood Capital's $125+ billion in assets under management by securing optimal financing for the firm's investments. The team executes capital markets transactions across public and private markets, including CMBS and ABS securitizations, mezzanine financings, secured and unsecured credit facilities, fund-level financings, and interest rate hedging. Since 2010, the Capital Markets Team has closed $230+ billion in financings. The team works closely with Acquisitions and Asset Management to structure financing solutions that maximize returns while providing the flexibility to support each investment's business plan across all asset classes.

Requirements

  • Strong financial modeling skills with proficiency in Excel and PowerPoint
  • Demonstrated knowledge of real estate debt products and financial markets
  • Collaborative team player who contributes positively to team culture
  • Excellent written and verbal communication skills with ability to interact effectively with internal and external parties
  • Ability to manage multiple complex transactions simultaneously under tight deadlines
  • Highly motivated self-starter with strong attention to detail
  • Currently enrolled as an undergraduate student
  • Anticipated graduation date: Fall 2027 – Spring 2028

Responsibilities

  • Provide analysis on financing alternatives for acquisitions and refinancings across all asset classes
  • Build comprehensive debt models analyzing rates, terms, structures, and returns in partnership with deal teams
  • Prepare marketing materials and lender presentations to solicit competitive bids on financings
  • Participate in negotiations of financing terms directly with balance sheet lenders, CMBS lenders, mezzanine funds, and other debt investors
  • Track and analyze existing debt positions to identify opportunistic refinancings with Asset Management teams
  • Structure creative capital stacks to optimize leverage and minimize cost of capital
  • Support transaction execution from term sheet through closing, managing lender diligence, and documentation
