Requirements

  • A minimum of 2 years of residential property management experience, including at least 1 year in multi-family leasing and at least 1 year in an assistant manager position with supervisory responsibilities.
  • Strong knowledge of Landlord-Tenant laws in Washington State.
  • A high school diploma or equivalent is required. A college degree or related coursework is preferred.
  • Excellent written and verbal communication, organizational and leadership skills are required.
  • Computer literacy required.
  • Valid drivers' license, sound driving record and auto insurance required.

Nice To Haves

  • Previous experience with lease-ups is strongly preferred.
  • Proficiency in preparing Word documents and Excel spreadsheets in addition to property management software is preferable.
  • Yardi experience a plus.

Responsibilities

  • Develop a team that embodies the integrity and professionalism of Tarragon Property Services.
  • Hire (with RM approval), train, evaluate, and supervise all on-site employees.
  • Coach and review on-site employees and provide promotion recommendations to RM.
  • Handle disciplinary actions, including terminations, with RM and HR input and approval.
  • Review staff timesheets and time-off requests; submit approvals by payroll deadlines.
  • Conduct regular community staff meetings; attend management meetings as scheduled.
  • Work cooperatively with other residential managers.
  • Strive to continually meet or exceed resident satisfaction.
  • Analyze and monitor community market conditions; report trends or concerns to RM.
  • Support marketing efforts and provide input on promotions, advertisements, etc.
  • Ensure timely payment of rents and other resident charges; pursue and collect debts from current and past tenants.
  • Oversee, develop, and participate in leasing programs to ensure success.
  • Monitor leasing associates' closing ratios; recommend additional training when needed.
  • Review, approve, or reject resident applications.
  • Review all renewals and prepare rent-increase recommendations to RM based on budget and market conditions.
  • Implement resident retention and renewal programs.
  • Prepare and adhere to the operating budget.
  • Approve payment of all invoices in Avid.
  • Monitor maintenance activities to ensure resident requests and preventive maintenance are completed according to TPS standards.
  • Report or recommend capital improvements, repairs, job specifications, contract development, and negotiations.
  • Review and approve monthly and quarterly leasing bonuses.
  • Conduct quarterly coaching and development with all team members.
  • Report and analyze monthly financials.
  • Run errands as necessary; may be required to drive a motorized vehicle on or off property for company business.
