This is a hybrid remote position. Qualified Candidates will have a Bachelor’s degree in any of the following fields of study: architecture, real estate development, real estate management, finance, planning, or construction management. Education in other fields of study would be acceptable combined with appropriate work experience. Must have 3-5 years of related work or field work experience in matters related to property management, affordable housing, and/or acquisition of property management contracts. Salary range: $90,000 - $148,000; hiring range for new employees is generally $90,000 -$148,000 per hour, DOE. For immediate consideration, please apply to requisition BUSIN004225 on our website at www.eahhousing.org/careers POSITION OVERVIEW Under the supervision of the Director REM Operations performs a wide variety of tasks directly related to the identification, planning and acquisition of new properties and/or management contracts for the EAH Housing portfolio. This position is characterized by a high degree of initiative, accountability, and ability to work congenially with a wide variety of individuals within EAH and outside of the organization.

Responsibilities

  • Management and/or Property Acquisition
  • Identifies and evaluates potentially viable opportunities in alignment with EAH’s expansion goals.
  • Performs all basic due diligence work on potential opportunities deemed generally viable for acquisition purposes.
  • Due diligence review includes but is not limited to reviewing publicly available litigation information regarding the asset, preliminary title reports, evaluating infrastructure with Facilities Teams, reviewing status of the entity’s affordable housing compliance with internal Compliance teams, conduct comprehensive review of property financials, operational and compliance risks.
  • Analyzes property financial statements, rent rolls, budgets and historical performance to verify accuracy and profitability.
  • Reviews management agreements and vendor/service contracts to identify obligations, expirations, and potential liability.
  • Reviews all licenses and insurance certificates.
  • Compiles comprehensive deal analysis packages, assesses risk associated with any management acquisition in conjunction with VP, REM, and Director of REM, and prepares and presents acquisition summaries and risk assessments to senior leadership for approval.
  • Facilitates dialogue with EAH department heads and REM Leadership to finalize decision on new business opportunities.
  • Ensures stakeholders are aware of potential risks and benefits of the project and are fully aware of the terms of the proposed acquisition. in coordination with supervisor and Senior REM Leadership, creates an acquisition strategy and timeline.
  • Working with REM Senior Leadership and General Counsel, assists with establishing and negotiating memorandums of understanding, letters of intent, or other tools to determine terms and formalize relationships with partners but will not have signature authority.
  • Once approval is obtained, works with Director, REM Operations, in planning and implementing acquisition strategies to obtain stakeholder and enterprise-wide support and buy-in for proposed acquisition.
  • Monitors key performance dates under agreements once a site is under contract to purchase.
  • Meets with REM Senior Leadership Team on a regular basis to coordinate all acquisition activities.
  • Works with and supports other EAH departments by utilizing effective lines of communication for exchange of information necessary during the process of acquiring business.
  • Maintains positive working relationships with lenders, public agencies, community service groups, and other important contacts.
  • Serves as relationship manager for current clients/customers.
  • Fee-Managed Portfolio
  • Regularly reviews current fee management business (annually or at management contract renewal) and recommends changes, as needed.
  • Conducts regular discussions with REM Senior Leadership regarding fee management properties in their portfolios.
  • Working with Senior REM Leadership and EAH General Counsel, flags contract provisions that are less favorable to EAH with the goal of negotiating better terms consistent with EAH’s goals to the extent possible.
  • Meets regularly with fee managed owners/clients.
  • Serves as liaison between Owners and REM Senior Leadership for issues or concerns that are brought to attention.
  • Works towards solutions that are mutually beneficial to EAH and Owners.
  • Pursues new business with existing clients/customers and new opportunities.
  • Ensures that Owner recognition gifts are sent out annually.
  • Serves as organizational representative to housing organizations, public agencies, financial institutions, and community meetings, as needed.
  • Actively promotes business development awareness with EAH staff, including motivating staff to bring in new business opportunities through contests, etc. to increase marketing efforts.
  • Travels as needed to meet these duties.
  • Attends mandatory meetings and trainings.
  • Actively participates in EAH’s Injury and Illness Prevention Plan.
  • Regular and predictable attendance.
  • Other duties as assigned.
