The Building Systems Specialist position is responsible for operating the Building Automation Computer System and assist the Physical Plant Supervisor with the operational management of the State Office Buildings in the Capitol Complex area. This position will serve as the BSS in the Docking State Office Building.

  • Operates the Building Automation Computer Systems in order to start and stop equipment, monitor and control building temperatures, lights, fountains, gates, irrigation systems, moveable partitions, sky fold wall system, controls of large atrium fans, controls of exterior lighting, controls of sage glass operations and mechanical blinds. Identify and correct problems with these systems or work with vendors on required repairs. Monitor temperatures, pressures, levels, flows and attend to the system to adjust as necessary. Work is reviewed by supervisor for results achieved.
  • Manage vendors such as but not limited to audio video, building preventative maintenance this includes reordering and stocking belts filters and any other component. Participate in scheduled and unscheduled inspections and testing such as roof elevators, fire alarm and generators. Work is reviewed daily by supervisor for results achieved.
  • Performs general maintenance including but not limited to plumbing, carpentry, electrical, HVAC and building controls. Resets breakers in electrical panels. Disconnect electrical power to equipment in order to implement repairs. Responds to plumbing calls to protect property and prevent damage. Uses knowledge of steam distribution, HVAC, electrical and piping systems, in facilities maintenance to perform daily duties, and preventive maintenance programs. Conducts periodic inspections of the heat plant, penthouse equipment and the distribution systems. Checks for possible leaks in lines, valves, and pumps, makes emergency repairs and notifies supervisor of condition using phone, clipboard, flashlight, gauges, hand tools, knowledge of systems and system history and supervisory directory.
  • Perform tasks associated with the Building Automation / HVAC industry at a skilled craft level using appropriate tools, techniques and procedures in accordance with industry standards. Performs multi-craft repairs on various types of electrical, mechanical and plumbing equipment. Work is reviewed daily by supervisor through inspections for results achieved.
  • Participates in a variety of special projects/tasks as designated by supervisors directed at promoting and fostering an attitude of cooperation and teamwork towards co-workers and division customers. Performs other work as required to assure client agency needs are met. Investigate tenant requests for service and then coordinate with required building trades or outside contractors. Reviewed as needed by supervisor.
  • Minimum of three years of experience in the following building mechanical trades: electrical, electronics, plumbing, power plant operation, boiler operation, HVAC, and electronic/pneumatic control repair.
  • Valid Kansas Driver's License
  • Education may be substituted for experience as determined relevant by the agency.
  • Ability to read electrical drawings and system schematics, and use the tools and knowledge in the electrical, plumbing and mechanical crafts in order to diagnose and repair physical plant equipment and systems.
  • The ability to lift or negotiate the movement of up to 50 lbs. and to work from ladders and scaffolding.
  • Three years of experience in the inspection, operation, maintenance, and/or repair of boilers and/or other power plant equipment, or of other mechanical equipment systems
