About The Position

HomeRiver Group seeks multiple Live in/On-Property Building Superintendents to join their East Orange, NJ and Trenton, NJ offices. The Building Superintendent is a live-in, hands-on leader responsible for the daily operation, maintenance, and code-compliant performance of the property's physical plant and common areas. The role includes resident service, vendor coordination, preventative maintenance, and emergency response.

Requirements

  • 3+ years in residential building operations (superintendent, assistant super, resident manager, or equivalent).
  • Proficiency in plumbing, electrical, carpentry, painting; ability to operate/monitor boiler and DHW systems.
  • Strong customer service and communication skills; organized with work-order systems.
  • Ability to live on-site and provide on-call coverage.

Nice To Haves

  • Experience in NYC/NJ multifamily or co-op/condo operations.
  • Bilingual English/Spanish; proficiency with CMMS apps.
  • OSHA-10/30 certifications.

Responsibilities

  • Operate, monitor, and maintain building systems: boilers, hot-water heaters, pumps, elevators (with vendor), sprinklers, compactor/recycling, ventilation, and mechanical rooms.
  • Perform and/or triage repairs: plumbing, electrical, carpentry, painting; escalate to licensed trades as needed; oversee vendor work.
  • Complete daily walkthroughs; maintain logs for mechanical rooms and life-safety equipment.
  • Receive, prioritize, and complete resident repair requests; document and close out work orders.
  • Prepare and turn vacant units promptly to meet leasing timelines.
  • Ensure legal heat and hot water standards
  • Maintain fire/life-safety obligations; hold/maintain EPA and/or Boiler Operator License where required.
  • Maintain sanitation and recycling compliance; keep common areas clean and hazard-free.
  • Maintain records, logs, and inspection readiness for city agencies.
  • Source and schedule contractors; verify scope, supervise access, confirm work completion.
  • Assist with seasonal projects and capital work.
  • Serve as primary on-site responder for floods, leaks, power or heat/hot-water interruptions, elevator issues (with vendor), and alarms.
