The Building Maintenance Support Lead, as part of the highly collaborative and energetic facilities maintenance team, provides leadership to recognize, troubleshoot and resolve facility issues. At the direction of the Facilities Manager, this position provides crew leadership and project coordination, dispatching, scheduling and time management assistance and task-level direction - focused on staff providing service to the Central Library and 26 branch locations. This position will also provide administrative support for the building, engineering and grounds positions within the work unit. This position performs facilities maintenance, service and repair functions that contribute to the effective building operations and attractive condition of the Library's facilities and grounds. This position is responsible for performing lead-person roles within the unit beyond scheduling and dispatching staff and including: assistance with evaluating project staffing needs, planning building maintenance activities and programs, evaluation of equipment, tools, materials, staff safety needs and recommending operational improvements to the Facilities Manager. This lead position will communicate department and Library policies and procedures, and maintain facilities maintenance best practices, ensure code-compliance and work program objectives. This position assists the Facilities Manager with selection, training and evaluation of Building Maintenance Workers, Building Engineers and Gardeners. This position may also assist with the administrative support of the facilities maintenance program including preparing staffing transaction documents and timesheets, as directed. This position may also communicate with contractors, troubleshoot project issues, and develop team approaches to project and maintenance efforts. Incumbents are required to have the skill and ability to identify and diagnose problems and repair or replace defective components using a basic understanding of heating, air conditioning, structural systems, electrical systems and piping systems. This position will be required to devote a significant portion of their workload to performing or coordinating work related to systems across 26 buildings. Electrical repair work and minor electrical installations (not requiring a licensed electrician to meet code) are performed by this position. This can include a work on a wide range of electrical items such as lighting fixtures, motors, switches, small appliances and tools. The position oversees and performs carpentry and painting tasks, as needed.
