About The Position

The Building Associate’s role is to perform routine tasks as identified in SRNS Simple Task Procedure 1Y, 8.40. He/she will assist in identifying tasks that are outside of noted scope and assist in logging and tracking completed task.

Requirements

  • Basic knowledge and understanding of task noted in procedure 8.40
  • HS Diploma or GED.
  • Valid photo identification to enter the work area.
  • Ability to pass pre-employment and ongoing drug and alcohol screening tests.
  • Ability to pass requirements to obtain a security badge, as needed by the client.
  • Authorization to work in the US as per the E-Verify database.
  • At least 3-5 years of general building knowledge
  • Basic computer knowledge.

Nice To Haves

  • 1-2 years’ experience employed in a similar role
  • Prior training in Universal Precautions and Safety Measures.

Responsibilities

  • Perform activities that are low hazard, routine, and repetitive.
  • Perform monthly, quarterly, and annual Life Safety Code inspections.
  • Maintain all documents related to inspections.
  • Ensure adequate facility lighting by inspecting on a regular basis and performing routine checks.
  • Perform walk downs to ensure adequate egress/escape paths during an emergency.
  • Conduct monthly fire extinguisher, safety shower, and eye wash station inspections.
  • Conduct Facility Passive Fire Protection Inspections.
  • Conduct general facility inspections.
  • Perform as needed inspections in support of site safety initiatives/incidents.
  • Add hydraulic/lube oil to mechanical equipment and diesel engines.
  • Adjust air regulators and rotometers.
  • Replace bulbs on indicator lamps on Control Boards and Annunciator panels.
  • Install, remove, replace barricade/safety chains/ropes and signs.
  • Installation/removal of equipment labeling.
  • Unclog/plunge toilets and urinals.
  • Installation/removal of signs, pictures, bulletin boards, clocks, hot files, operator aids, and status boards.
  • Relamp lighting in office and administrative areas.
  • Replaces light bulbs and fuses.
  • Replacement of rubber feet and inspection of stools and ladders.
  • Replace chart paper and pens in recorders.
  • Electric cord inspection (free of obvious defects, have been maintained in good condition, and are safe to use).
  • Replace filters, unclog drains, and repair leaks on drain lines on domestic water sinks, ice machines, and water fountains.
  • Change batteries, adjust, and program thermostats/clocks. Secure loose nails and spray de-icer on wooden decking/stairs.
  • Tape floor mats down to prevent tripping hazards.
  • Replace flexible hoses.
  • Installation and removal of temporary lighting.
  • Installation and removal of temporary heat lamps.
  • Re-set one time 120-volt GFCI receptacles.
  • Adjust spray patterns on outside grounds sprinkler heads.
  • Spray wasp nests as required.
  • Remove, clean, and replace kitchen exhaust hood filters.
  • Inspect, replace, and clean HVAC filters and registers in administrative facilities.
  • Adjust or repair hinges, handles, and door closers on non-fire/non-security related doors.
  • Inspect and relocated file cabinets and book shelves.
  • Set up and dismantle portable equipment.
  • Tighten packing/replace handles on domestic water valves and compressed air valves.
  • Replace damaged or broken telephone/ethernet covers.
  • Reattach existing road/parking lot signs.
  • Replacement of like for like parts on tool boxes, hand carts, hand trucks, and dollies.
  • Update message and relamp message boards.
  • Distribute de-icer during inclement weather.
  • Prioritizes work assignments in order to complete tasks in a timely manner.
  • Changes assignments and reprioritizes based on unforeseen events (i.e. Spills, etc.).
  • Informs the supervisor when tasks need to be reprioritized and /or assignments need to change.
  • Ensures the safety of all clients and other external and internal stakeholders.
  • Recognizes and reports unsafe conditions and maintenance problems to supervisors and intervenes immediately as needed to ensure safety. (i.e. Blocks access to wet floors, etc.)
  • Adheres to infection control procedures on an ongoing basis.
  • Ensures buildings are secured and locked at appropriate times.
  • Observes appearances and conditions of premises and equipment: reports needed repairs, safety hazards or conditions requiring outside vendor services.
  • Uses all equipment and chemicals in a safe manner and according to directions and / or as trained.
  • Follows written directions when using chemicals and ensures they are mixed safely.
  • Uses equipment appropriately, to avoid cuts, sprains and any other injuries to self or others.
  • Employs proper lifting techniques to prevent injury to self or others.
  • Attends and participates in staff meetings, including Safety Meetings.
  • Wears proper clothing (i.e. Slip resistant, closed toe shoes) always to ensure safety.
  • Works during hours that do not conflict with the client’s schedules and times that do not impose safety hazards.
  • Requests assistance from coworkers as needed to ensure safety (i.e. Lifting furniture, etc.).
  • Demonstrate excellent customer service skills.
  • Reports and responds to client grievances immediately, representing US&S in a positive manner.
  • Consistently performs quality work and completes all assigned quality assurance processes (I.e. Checklists), addressing any noted deficiencies in a timely manner.
  • Represents US&S favorably to internal and external stakeholders and other stakeholders.
  • Works effectively with coworkers and supervisors to accomplish goals.
  • Requests and provides assistance to coworkers as needed.
  • Informs supervisor when tasks need to be reprioritized and / or when assignments or schedules need to change, or when assignments cannot be completed.
  • Operate computer to log daily work activities and utilize software applications, including Microsoft Excel.
  • Other job duties as assigned.
  • Engages in Quality Assurance Functions, such as reading and filling out checklists.
  • Participates in any investigations, including the need to write statements and /or participate in interviews orally.
  • Performs tasks designated for coworkers in their absence, as needed.
  • Adheres to all policies and procedures, including those prescribed in the US&S Employee Handbook and the US&S, Inc. Safety and Health Program Manual.
  • Participates in ongoing training regarding job performance and safety protocols.
