About The Position

The AVP/Facilities and Real Estate is responsible for maintenance, improvement, and ongoing performance of the Credit Union’s physical facilities, ensuring a safe and productive workspace for employees. This position is also responsible for managing construction projects, which can include new branch locations or the upgrade of existing buildings. Reporting to the Chief Strategy and Innovation Officer, the AVP/Facilities and Real Estate oversees the Facilities Technician and Mail Room. In addition, the AVP/Facilities and Real Estate supports long-range space planning and member growth strategies for physical locations. This position manages vendor relationships ranging from landlords to maintenance companies (i.e. HVAC, security, janitorial) while ensuring permits, licenses, and contractual requirements are met. Requirements

  • Bachelor’s degree with concentration in a related field or equivalent in work experience required.
  • Minimum of 8 years of supervisory or manager level experience in construction or facilities management with demonstrated successful track record in managing complex projects while meeting deadlines and organizing and prioritizing activities.
  • Must have thorough knowledge of building and construction codes, working with contractors and vendors, and in environmental and safety requirements related to maintenance and construction projects.

  • Prior experience in property management preferred.

Responsibilities

  • Directs operations to control and maintain all Credit Union facilities to ensure high quality, safety, and alignment with the Unitus brand. Ensure facilities meet environmental and regulatory standards as well as meet contractual obligations. Develop and manage strong relationships with service vendors such as general contractors, landlords, equipment suppliers, and sub-contractors. Management and oversight of the Facilities Department, and Mail Room. Includes ensuring consistent property inspection, creation and oversight of department service metrics, budget management and oversight of the organization’s purchasing process, including organization’s furniture and equipment.
  • Manage projects that include building new branches, as well as upgrading and enhancing existing facilities and spaces. Ensure proper technology resources are utilized in managing the projects. Communicates the budget and timeline targets to all stakeholders and provides timely updates. Supports established and defined workplace standards and maintains up-to-date and accurate floorplan and space assignments.
  • Collaborate with key internal partners on Business Continuity and Disaster Recovery efforts (preparation and execution). Partner with Risk Advisory Services and IT on building security maintenance and performance. Maintain the vendor risk management compliance requirements using the third-party platform.
  • Oversee the real estate development process, which includes identifying sites, evaluating project feasibility, securing a development team, manage and advise on design, supervise construction and construction budget and managing close out
  • Manage the approval and permitting phase of the development process and ensure approvals are in line with company requirements. Manage site acquisition phase of development.
  • Manage lease negations and approve rent synopsis, and payments. Partner with Finance & Accounting on CAM audits as well as facilities-related expenses and accounting.
