About The Position

Under general direction of Vice President, Commercial Development, performs responsible professional and administrative work in directing the effective development, redevelopment, acquisition, leasing and property management of the Airport’s real property and facilities. Responsible for the strategic planning, marketing and implementation of business initiatives for such commercial land development and redevelopment of existing facilities consistent with the Airport’s strategic plan.

Requirements

  • Bachelor’s degree in business, project management, marketing, real estate, design and construction or related field.
  • Five (5) years of management experience in commercial real estate development and property management with a focus on industrial, hotel, retail and office.
  • Three to five (3-5) years supervisory or team leadership experience.
  • Possession of a valid Class C drivers’ license.
  • Knowledge of the principles and practices of commercial real estate involving property development and management.
  • Knowledge of the instruments used, and procedures involved in the transfer, rental or lease of real property.
  • Knowledge of the statutes and ordinances governing the acquisition, lease, sale and management of real property.
  • Knowledge of the principles and practices of office and retail industries.
  • Skill in using a personal computer, including spreadsheet, word processing and presentation software.
  • Skill in the use of financial analysis and forecasting methods to project revenues from industrial, hotel, office, and retail projects and review of financial statements for such projects to verify financial stability and determine equitable rents, rates and fees.
  • Skill in communicating orally and in writing to prepare and present reports to management and Board members, to prepare contracts, communicate with Airport staff and tenants and to coordinate with other Airport departments.
  • Ability to prepare and review contracts and lease agreements and to coordinate with other Airport departments.
  • Ability to gather, analyze, interpret and evaluate facts to prepare and present concise oral and written reports.
  • Ability to manage multiple, diverse projects simultaneously.
  • Ability to establish and maintain effective working relationships at all levels, both within and outside the organization.
  • Ability to delegate authority and to supervise the work of a group of professional personnel in a manner conducive to full performance and high morale.
  • Ability to read and understand laws, regulations and legal documents and to disseminate appropriate information to staff regarding same.
  • Ability to interpret blueprints, floor plans and surveys for square footage, interior design, utility hookups to determine the compatibility of airport land with commercial development plans.
  • Ability to formulate budgets and business plans for commercial development at the airport and to meet the goals and objectives identified within business plans.
  • Ability to negotiate in an open, public atmosphere and to obtain and substantiate fair and reasonable rates, fees and charges.
  • Ability to plan, schedule, coordinate and supervise the work of others.

Nice To Haves

  • Law degree or Master’s degree in Business Administration, real estate, or project management.
  • Knowledge of the principles and practices of property development and management (preferably at a major airport).
  • Knowledge of land and building values and costs and commercial, retail and office developments in and around DFW Airport.

Responsibilities

  • Plans, directs and manages: The revenue-generating non-airline development of such Airport Board real estate.
  • The lease negotiations of such non-airline real estate.
  • The non-airline tenant property management and contract management (includes facility management, boundary integrity, natural gas, Foreign Trade Zone, and utility/rights-of-way).
  • The architectural and construction support to ensure consistency of standards to all such projects throughout the development strategy, construction program and facility/property management phases of such Airport’s commercial development projects.
  • Negotiates and supervises negotiations of complex real estate-related ground leases, facility leases (following ground lease reversions), real estate development contracts, management contracts and other related real estate documents.
  • Plans, directs, and manages the development and operations of hotels and other properties owned and managed by Airport Board and/or Airport’s subsidiary entity, PFIC (Public Facility Improvement Corporation).
  • Ensures such development complies with the Airport’s environmental policies.
  • Coordinates site design and development criteria for such projects.
  • Conducts financial analysis to support negotiations to obtain percentage rentals or shared revenues from leases or other forms of agreements covering use of land for such projects to maximize Airport’s revenues from such projects.
  • Analyzes most effective business arrangements or structures to maximize Board’s revenue streams from such projects.
  • Produces demographic and traffic count information to support marketing efforts.
  • Oversee construction of such projects.
  • Directs and oversees the Land Use Analysis and Land Use Master Planning/ Development processes.
  • Provides business of contracts, permits, lease agreements and other department documents related to such commercial development.
  • Directs the preparation, filing and maintenance of documents which protect the Airport’s interest in its real property and ensures appropriate reviews and approvals are obtained.
  • Develops and implements an effective marketing program for the Airport’s land leasing business plan.
  • Acts as liaison to consultants, tenants, governmental entities and Airport departments on capital development projects, lease negotiations, environmental matters and code compliance.
  • Assists in preparation of department budget and business plans and coordinates department budget requests and administers approved budget in area of responsibility.
  • Develops, maintains and disseminates policy in area of responsibility.
  • Provides review of cost benefit analysis or other applicable financial standards for projects.
  • Tracks accomplishments of subordinates to establish benchmark goals.
  • Supervises subordinates as required by the Vice President.
  • Assists in developing and managing selected airport properties outside the terminals including all commercial (hotel, retail, office) and industrial projects.
  • Assists in developing strategic direction to maximize non-airline revenues and increase customer satisfaction.
  • Assists in managing the development of income projections, land planning, design standards, selection of tenants, capital, as well as financial management analysis and marketing.
  • Reviews and recommends changes to lease documents and manages lease compliance controls and quality controls.
  • Works closely with Business Development Department in achieving objectives as may be adopted from time to time by the Airport.
  • Reviews and edits Letters of Proposal, Requests for Proposal, Invitations for Bid, and Requests for Qualification.
  • Reviews the business and financial plans of existing and proposed commercial activities to determine the short-term and long-term viability of the business.
