The Associate Director of Facilities Management – U.S. is a senior leadership role within Kyndryl’s Real Estate & Data Center (RDC) organization. This role is accountable for the consistent, safe, and compliant delivery of facilities management, real estate operations, construction, and related services across a defined U.S. geographic territory. As the Territory Lead, this position serves as the primary RDC customer relationship owner for the territory and is responsible for operational execution, governance, financial oversight, and performance management. The role ensures alignment with global and regional standards while coaching Site Leads and service partners to take full ownership of site operations, asset governance, and operating budgets. This role reports to the Regional Lead and acts as the critical escalation, coordination, and decision point between Site Leads, service providers, and regional leadership.

Requirements

  • Bachelor’s degree in Facilities Management, Engineering, Construction Management, Business, or a related field (or equivalent professional experience).
  • 10+ years of experience in facilities management, real estate, construction, or data center operations.
  • Demonstrated experience with multi‑site or regional operational responsibility.
  • Proven leadership experience managing teams, vendors, and complex stakeholder environments.
  • Strong working knowledge of: Facilities operations and maintenance
  • Strong working knowledge of: Capital and operational project governance
  • Strong working knowledge of: Financial planning, budgeting, and cost control
  • Strong working knowledge of: Compliance, safety, and risk management
  • Excellent communication, escalation management, and relationship‑building skills.
  • Ability to operate effectively in a matrixed, global organization.

Responsibilities

  • Own end‑to‑end RDC operations across the assigned U.S. territory, ensuring consistent execution of facilities management services, capital projects, and financial management.
  • Ensure consistent application of global and regional standards, processes, and governance models across all assigned locations.
  • Maintain ownership of territory‑level data accuracy, including asset records, operational metrics, and reporting integrity.
  • Support all financial planning activities, including budgeting, forecasting, and cost controls.
  • Oversee performance of employees and third‑party vendors, ensuring service delivery expectations, compliance, and KPIs are met.
  • Allocate resources effectively to meet operational demands while managing risk.
  • Represent RDC professionally with internal partners, customers, and external service providers.
  • Coach and instill a strong culture of ownership across all Site Leads within the territory.
  • Reinforce the philosophy: “Treat the site like your own home—you are responsible for how it looks, feels, and functions.”
  • Serve as the primary escalation point for operational, financial, or stakeholder issues, ensuring timely resolution.
  • Execute global and regional initiatives aligned to territory priorities and business needs.
  • Provide insights and feedback to regional leadership that inform strategy, planning, and continuous improvement.
  • Ensure RDC project methodologies, governance frameworks, and compliance requirements are consistently applied at the site level.
  • Drive process improvement, standardization, and local innovation where appropriate.
  • Serve as RDC’s primary point of contact for customers and stakeholders within the territory.
  • Build strong partnerships with internal functions including IT, HR, Security, EHS, Finance, and Legal.
  • Proactively communicate service updates, project status, risks, and mitigation plans.
  • Gather stakeholder feedback and translate it into continuous service and operational improvements.
