About The Position

This position is responsible for planning and managing property and building repair and maintenance activities.

Requirements

  • Associate's Degree (AA) or equivalent from a two-year college or technical school, or eight years of work experience in the administration of maintenance and repair services for physical facilities, of which two (2) years are in a supervisory role related to the responsibilities of the position.
  • Computer skills required: Internet Software; Spreadsheet Software (Excel); Word Processing Software (Word); and Electronic Mail Software (Outlook).
  • Ability to speak clearly in order to convey information effectively.
  • Ability to make sound decisions independently.
  • Multitask and prioritize work.
  • Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations.
  • Ability to write reports, business correspondence, and procedure manuals.
  • Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.
  • Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume.
  • Ability to apply concepts of basic algebra and geometry.
  • Ability to define problems, collect data, establish facts, and draw valid conclusions.
  • Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.

Responsibilities

  • Participates in planning meetings with various stakeholders in order to prioritize approved repair and maintenance projects and ensure that the work is completed within established budget and timelines.
  • Monitors the work of personnel responsible for the repair and maintenance activities at designated locations.
  • Coordinates schedules and oversees the work of skilled trade crews and private vendors engaged in the repair and maintenance activities at designated locations.
  • Conducts site visits to inspect facilities to ensure the general maintenance, safety, and cleanliness of designated locations.
  • Assigns, monitors and supervises the work of subordinate staff, conducts performance evaluations, and administers corrective or disciplinary actions, as required.
  • Inspects, operates, or tests machinery or equipment to diagnose machine malfunctions on a weekly basis.
  • Participates in the development and implementation of emergency management policies and processes related to building operations.
  • Assesses emergency situations, coordinates the work of appropriate staff and remains on site to ensure building operations resume.
  • Manages queue of work orders and assign work to staff members.
  • Trains, coaches/counsels, inspects work, and prepares performance appraisals for janitorial and maintenance staff.
  • Submits bi-weekly payroll for janitorial and maintenance staff.
  • Supports scheduled events in building by setting up rooms and other event planning activities.
  • Orders supplies and tracks all purchase orders for building and residents.
  • Compiles and prepares comprehensive status activity reports of pending and completed maintenance and repair projects.
  • Performs other related duties as assigned by management.
