About The Position

Assists the Service Manager with the direction of technicians and vendors. Develops and maintains a high level of skill in all phases of general maintenance. Performs general maintenance including plumbing, painting, electrical, HVAC, hazardous material abatement, apartment turn-over, and appliance repairs in accordance with company standards, and in conjunction with management staff.

Requirements

  • High school diploma
  • Three to five years general maintenance experience; Expertise in plumbing, electrical, HVAC, appliance repair and apartment turnover preferred.
  • EPA 608 Certification
  • Valid California driver's license; Maintain continuous vehicle liability insurance as required by state law. (This role requires the regular and frequent operation of a vehicle, as defined in the Company's MVR policy, and is part of the essential duties of this position.)
  • Ability to communicate clearly and effectively in English, both verbally and in writing. Multilingual ability a plus.
  • On call as needed for after hours emergencies; Schedule may require work on weekends, holidays and evenings
  • Regular, consistent and timely attendance required
  • Ability to move in and out of a variety of positions which include the following: sitting, standing, walking, squatting, stair and ladder climbing, kneeling, belly crawling, overhead reaching, lifting, carrying.
  • Ability to push and pull up to 118 pounds of force.
  • Ability to lift below waist up to 77 pounds and above waist 45 lbs.
  • Must complete and pass pulmonary exam and respirator fit test.

Responsibilities

  • Promotes positive, proactive customer interactions to make their Irvine Company experience of the highest quality.
  • Assists in the coaching and development of maintenance associates.
  • Performs work using safe work practices. Ensures completion of safety training and actively investigates and mitigates risks.
  • Ensures community common areas and grounds are maintained according to company standards; conducts property quality inspections, identifies and resolves any hazards.
  • Responsible for inventory of parts and appliances; responsible for general maintenance and orderliness of facilities.
  • Performs service requests, unit turns and preventative maintenance work throughout the community.
  • Assists in the repair and renovation of apartments, providing direction to technicians, porters and vendors.
