About The Position

Assists the Service Manager with the direction of technicians and vendors. Develops and maintains a high level of skill in all phases of general maintenance. Performs general maintenance including plumbing, painting, electrical, HVAC, hazardous material abatement, apartment turn-over, and appliance repairs in accordance with company standards, and in conjunction with management staff.

Requirements

High school diploma
Three to five years general maintenance experience; Expertise in plumbing, electrical, HVAC, appliance repair and apartment turnover preferred.
EPA 608 Certification
Valid California driver's license; Maintain continuous vehicle liability insurance as required by state law. (This role requires the regular and frequent operation of a vehicle, as defined in the Company's MVR policy, and is part of the essential duties of this position.)
Ability to communicate clearly and effectively in English, both verbally and in writing. Multilingual ability a plus.
On call as needed for after hours emergencies; Schedule may require work on weekends, holidays and evenings
Regular, consistent and timely attendance required
Ability to move in and out of a variety of positions which include the following: sitting, standing, walking, squatting, stair and ladder climbing, kneeling, belly crawling, overhead reaching, lifting, carrying.
Ability to push and pull up to 118 pounds of force.
Ability to lift below waist up to 77 pounds and above waist 45 lbs.
Must complete and pass pulmonary exam and respirator fit test.

Responsibilities

Assists in the coaching and development of maintenance associates.
Performs work using safe work practices. Ensures completion of safety training and actively investigates and mitigates risks.
Ensures community common areas and grounds are maintained according to company standards; conducts property quality inspections, identifies and resolves any hazards.
Responsible for inventory of parts and appliances; responsible for general maintenance and orderliness of facilities.
Performs service requests, unit turns and preventative maintenance work throughout the community.
Assists in the repair and renovation of apartments, providing direction to technicians, porters and vendors.
