About The Position

The Assistant Property Manager is responsible for all areas of daily operations and oversight of the property. To provide excellent customer service while achieving or exceeding the company’s and the owner’s goals and objectives. This role assists the Property Manager in supporting the growth and development of the organization and its employees.

Requirements

  • A High School Diploma or GED is required along with a minimum of 5 years of related experience.
  • Tax Credit experience required.
  • Knowledge of property management and resident life cycle
  • Knowledge of property management software
  • Knowledge of marketing and advertisement methods
  • Computer skills – Microsoft Office products
  • Use of interpersonal skills for situations that include but are not limited to leadership, negotiation, conflict resolution, teamwork, and communication with various levels of management, residents, and major stakeholders.
  • Use of problem-solving skills to diffuse situations and solution-oriented
  • Strong Communication both written and verbal
  • Ability to be organized, prioritize assignments, and have strong time management skills.
  • Ability to use basic office equipment – computer, telephone, printer, copier, internet.
  • Ability to work independently with little direction and prioritize tasks and assignments.
  • Ability to generate and create reports.
  • Ability to understand the property market.

Nice To Haves

  • Knowledge of property management software such as Yardi, Nexus, or other property management software is preferred.

Responsibilities

  • Oversee Operations Team in conjunction with Property Manager.
  • Prepare work schedules always ensuring office coverage.
  • Monitor leasing activity to include advertising, traffic, guest cards, and applications – ensure that leasing reporting is completed as required.
  • Approve applications that meet established Horning tenant selection criteria.
  • Sign leases in the absence of the manager.
  • Manage the lease renewal process.
  • Manage NTV, move out, and turnover process.
  • Perform move-out inspections and complete move-out transmittals within 14 days of move-out.
  • Prepare all collection paperwork timely per Horning policy.
  • Ensure all advertising sources are up to date.
  • Provide team training as needed.
  • Respond to resident concerns timely and professionally.
  • Follow up on maintenance activities to ensure excellent customer service.
  • Coordinate DCRA, DCHA, and all other housing inspections with residents and maintenance.
  • Follow up on any notices of violation.
  • Work with the Service Manager and coordinate routine inspections, PM inspections, and extermination and filter changes. Ensure that proper notice is provided to Residents.
  • Partner with the Maintenance Supervisor to assist and facilitate the turnover process and reduce rent loss.
  • Prepare reports as requested.
  • Oversee expenses and invoicing for media, marketing, and office supplies.
