Under the mentorship of Project Manager, Project Directors plan, direct and coordinate activities of designated mechanical, plumbing, and sheet metal construction projects. Make sure goals are achieved in a timely manner and within budget by performing duties personally or through subordinate supervisors. Manage budgeting and scheduling. Administer the delivery of contracts, buyout, documentation, meetings, billings, change conditions, labor productivity, cost control and project closeout ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned. Indirect project supervision. Makes decisions independently regarding complexities and methods. Works with the field supervision to create a cohesive project team. Supervision and guidance related largely to overall objectives, critical issues, new concepts, and policy matters. Liaison to groups within and outside of his/her organization with responsibility to act independently regarding matters pertaining to his/her function. Manage and supervise day-to-day operations of staff teams on assigned projects. Initiate, review and oversee required project administration and documentation to avoid claims and protect the best interest of CSUSASW and our client. Ensure contract agreements are expeditiously secured, reviewed, processed, and executed. Review, edit, and distribute project budget. Conduct pre-construction turnover meetings for all assigned projects. Ensure required permits and/or licenses are obtained and posted. Initiate setup, monitoring and updating of project scheduling. Coordinate required procurement of materials and equipment with purchasing agent, with emphasis on buyout plan to meet, or improve on, established schedule dates and budget cost. Subcontract agreement negotiation, preparation. Ensure required submittal review, processing and approvals, and submittal logs are set-up and maintained. Develop, submit, and obtain approval of billing schedule of values. Collect payments, progress billing and retention receivables, on or before due dates. Price negotiate for change order work. Ensure assigned projects are properly staffed with appropriate field forces. This includes: 1) review, updating and approval of labor resource loading; and 2) labor productivity. Oversee tools and rental equipment use on all assigned projects. Ensure that any tools and rental equipment not required, or not being utilized, are returned immediately. Comply with all company policies and procedures. All employees are accountable for safety and health and are empowered to stop work if an unsafe condition is present. Employees should immediately notify their supervisor so that the hazard may be corrected. All employees and subcontractors are required to implement and maintain all safety and health systems practices including the training requirement of CSUSASW Orientation. Review Drawings and Specifications and ensure compliance. Ensure the proper drawing and specification revisions are distributed and being utilized by the project team Write RFI’s when necessary and assist others in RFI’s needing to be written Mentor and train Project Engineers Input and monitor administrative requirements in ProCore and other sharing platforms Participate in Start-Up and Commissioning Meetings and coordinate administrative needs as well as support field activities as needed Perform regular site walks Provide necessary documentation and documentation support including photo documentation Support BIM activities Track major equipment and provide regular updates to stakeholders Ensure major equipment meets specifications upon arrival Coordinate accessories and needs with the start-up department All communications should be professional and represent CSUSA
