The Assistant Project Manager B will support the coordination, review, and integration of all information required to deliver projects in full compliance with contract documents, while meeting schedule, budget, and quality expectations. This role operates within two structures: first, as part of the Jonathan Rose Construction Management team, where the Assistant Project Manager supports the oversight of third party contractors; and second, within Rose Community Builders, our in-house general contractor, where the role is responsible for directly managing subcontractors in the field. The pay range for this position is $75-85k based upon factors including but not limited to related experience and time in the industry.

Requirements

  • Skills Experience with Microsoft Word, Excel and Project (or similar).
  • Strong organizational skills and attention to detail, and the ability to prioritize.
  • Ability to communicate effectively in writing and verbally.
  • Ability to ensure accountability of self and others required.
  • Ability to travel up to 25% of the time.
  • Bachelor’s Degree in Construction Management, Engineering, Architecture or related discipline.
  • Would consider up to 5 additional years of related experience in lieu of college education.
  • Minimum of 1 year experience with construction project management.

  • Experience with Procore is preferred.

Responsibilities

  • Assists the project manager with the design and construction phases of capital renovation projects.
  • Areas of responsibility include, but are not limited to; creation, submission, and tracking of submittals, RFIs and other relevant project data.
  • Creates, submits and tracks submittals, RFIs and other relevant project data.
  • Maintains the contract documents to ensure a complete, current set is available and being utilized to complete the project.
  • Examines the contract drawings and perform inspections of work in place to ensure proper installation and quality.
  • Aids project manager and project superintendent in resolution of issues.
  • Assists with preparation of requests for proposals for hard and soft cost vendors.
  • Creates leveling sheets and award recommendations for internal approval.
  • Acts as a liaison with project stakeholders including subcontractors, architects, engineering, ownership, residents, and property management concerning project details and deliverables.
  • Ensure accurate minutes are kept and issued in a timely manner for all meetings.
  • Oversees action items from meetings, following up directly, or insuring the follow up of others, compiling or exchanging information and contacts, tracking issues, and providing other assistance.
  • Assists in the preparation, tracking, and submission of close out documentation including as-builts, operation and maintenance manuals, warranties, and attic stock.
  • Coordinates final project turnover to Asset Management.
  • Assists with the review of change order requests against the contract documents.
  • Assists with preparation of bid packages for subcontractors, review of bids, and creation of leveling sheets and award recommendations.
  • Assists with preparation of trade contracts, scopes of work, and other contract exhibits.
  • Manages the punch list process including scheduling, tracking, and close out of all issues from inception through completion.
  • Collaborates with internal departments, such as acquisitions, asset management, development, legal, finance, accounting, and operations in the development and implementation of construction development strategies, plans, and business models.
