Requirements

  • Adherence to MORGAN’s Maintenance, Emergency Procedures, Leasing and Marketing, Management and Operations manuals, and the Team Member Handbook.
  • Ability to monitor building systems (fire, electrical, security, elevators, etc.) and report unsafe areas.
  • Ability to constantly inspect the community and report hazards.
  • Ability to conduct all work in compliance with OSHA and the MORGAN Operations manual.
  • Ability to maintain a workplace that adheres to safety standards.
  • Ability to maintain flammable and hazardous materials in a safe and secure area, and be responsible for having SDS on all chemicals.
  • Ability to assist in maintaining all common areas.
  • Ability to assist in a preventive maintenance program for all building interiors and exteriors including pools, fitness equipment, HVAC systems, lighting, etc.
  • Ability to respond to all service requests within 24 hours and ensure timely and correct completion.
  • Ability to ensure all vacant units are market ready within 7 days.
  • Ability to assist in maintaining a proper inventory of tools and supplies consistent with the property budget.
  • Ability to maintain a safe and secure, neat, and organized area for property tools and supplies daily.
  • Ability to comply with all training requirements set forth for this position.
  • Ability to perform all Essential Job Functions of Maintenance Job Descriptions as business dictates.
  • Ability to build relationships with associates in the department and across other departments, including on-site property management personnel.
  • Physical ability to be on feet (66% to 100% of the time).
  • Physical ability to bend/stoop/squat/kneel, climb stairs, push or pull, reach above shoulders, grasp/grip/turn, and use finger dexterity (66% to 100% of the time).
  • Ability to lift/carry: over 150 lbs (rare), 75-150 lbs (occasional), 25-75 lbs (frequent), 1-25 lbs (constant).
  • Ability to complete forms, review reports, enter data on the computer, observe areas needing attention/correction, read cautionary labels, and respond to written instructions.
  • Frequent need to see things clearly beyond arm’s reach.
  • Constant requirement to give information and receive instructions from residential management (33% to 66% of the time).
  • Ability to read, write, and understand English.
  • Ability to be on-call and be on the property on short notice.
  • Must have a valid driver’s license, insurance, and car registration if driving for business purposes.

Responsibilities

  • Adhere to MORGAN’s Maintenance, Emergency Procedures, Leasing and Marketing, Management and Operations, manuals along with the Team Member Handbook.
  • Monitor building systems, fire, electrical, security, elevators, etc. Report all unsafe areas to Lead Maintenance.
  • Constantly inspect the community and report hazards to the Lead Maintenance.
  • Conduct all work in compliance with OSHA and the MORGAN Operations manual.
  • Maintain a workplace that adheres to safety standards.
  • Maintain flammable and hazardous materials in a safe and secure area. Responsible for having SDS on all chemicals.
  • Assist to maintain all common areas.
  • Assist a preventive maintenance program for all building interiors and exteriors including pools, fitness equip. HVAC systems, lighting, etc.
  • Respond to all service requests within 24 hours. Ensure that all service requests are completed correctly and in a timely manner.
  • Ensure that all vacant units are market ready within 7 days.
  • Assist to maintain a proper inventory of tools and supplies to maintain property and consistent with property budget.
  • Maintain a safe and secure area for property tools and supplies by keeping the area neat and organized on a daily basis.
  • Comply with all training requirements set forth for this position.
  • Perform all Essential Job Functions of Maintenance Job Descriptions as business dictates.
  • Build relationships with all associates in your respective department and with key associates across other departments at MORGAN with whom you’ll be collaborating, including on-site property management personnel.
  • Perform other tasks as assigned by your supervisor, not listed as essential job functions.
