The company is seeking an experienced and motivated Assistant Maintenance Supervisor for its 325-unit property, Mercantile River District, located in Fort Worth, TX. The Assistant Maintenance Supervisor role is crucial to AL’s success, potentially involving due diligence, community acquisition/disposition, and participation in company-sponsored committees. The primary responsibility is to ensure the efficient maintenance operation of the property under the guidance of the Maintenance Supervisor and Property Manager. The role includes a new bonus structure: a $100 stipend for on-call duty, in addition to overtime, and eligibility for bonuses up to $250 based on make-ready status and work order completion.

Requirements

  • 3 years+ as an Assistant Maintenance Supervisor
  • 1-2 years supervisory experience
  • EPA Universal certification required
  • HVAC Certified (Requirement)
  • Prior experience in multi-family housing
  • Valid driver's license and dependable transportation

Nice To Haves

  • Refrigeration certification and basic business finance knowledge is preferred
  • Irrigation knowledge
  • Bilingual (Spanish) preferred

Responsibilities

  • Assist in the supervision of the maintenance team
  • Assist in managing the work order system and tracking work orders
  • Responding to work orders within 24 hours and ensuring follow-up calls are made
  • Responsible for the daily repair and upkeep of the property
  • Responsible for ordering supplies and tracking inventory
  • Assist team with renewal and leasing efforts and to achieve financial goals
  • Coordination of apartment turn efforts
