We’re looking for an energetic, people-first Assistant Community Manager to join the opening team at Merchant Place, a brand-new Section 42 (affordable housing) apartment community in vibrant Madison, WI! Why This Role is Exciting Be part of a lease-up team—watch Merchant Place come to life from the ground up Make a real difference by supporting affordable housing initiatives Work in a fast-paced, dynamic environment where no two days are the same Grow your career with a team that values leadership, creativity, and initiative What You’ll Do As the Assistant Community Manager, you’ll be a key player in both operations and resident experience: Partner with the Community Manager to oversee daily property operations Help manage leasing, applications, and compliance (Section 42/LIHTC experience is a big plus!) Deliver outstanding customer service—be the friendly face residents trust Assist with rent collection, reporting, and financial tracking Support marketing and outreach efforts to maintain strong occupancy Jump in wherever needed—this is a startup-style environment!

Requirements

  • 1–3 years of property management or customer service experience
  • Strong organizational and multitasking skills
  • Positive attitude and a passion for helping people
  • Tech-savvy and comfortable learning property management software
  • A team player who thrives in a launch environment
  • High School diploma or equivalent required.
  • Previous customer service experience required.
  • 1-2 years of leasing or property management experience preferred.
  • Knowledge and experience in office or clerical setting.
  • Knowledgeable and proficient with computer software applications in word processing, spreadsheets, database and presentation software (MS outlook, word and excel).
  • Maintain valid driver's license with acceptable driving record.
  • Flexibility with working hours and availability for later hours or Saturdays as needed.
  • Ability to prioritize and possess efficient time management skills.
  • Demonstrates excellent verbal and written communication skills.
  • Goal-oriented and team player.
  • Ability to work independently under tight deadlines.
  • Exhibits a degree of professionalism and respect through appearance and interactions with others.
  • Ability to lift to but not limited to 25 pounds unassisted and as needed.

Nice To Haves

  • Knowledge of affordable housing programs (LIHTC/Section 42) preferred
  • Section 42/LIHTC experience is a big plus!
  • Experience with Onesite software is a plus.

Responsibilities

  • Ensure complexes and vacancies are ready for showings and move-in dates.
  • Effectively communicate property features and amenities to all prospects.
  • Answer questions to all prospects and potential applicants in a timely manner.
  • Conduct showings of vacant units to all interested prospects.
  • Greet aft walk-in traffic during open office hours and attend to all needs, questions, or complaints.
  • Address resident concerns and all maintenance requests in a timely manner.
  • Process all paperwork in accordance with company policies and Fair Housing requirements for new applicants, recertification's, and renewals.
  • Generate, distribute, and monitor renewal notices and follow up accordingly.
  • Coordinate and process all lease paperwork for all move in and move outs.
  • Collect payment of rent according to company procedures and policies.
  • Assist in the attention to all delinquency matters and reporting as need be.
  • Maintain strong resident relations while continuing to enact company and community policies.
  • Assist Community Manager in resident relations.
  • Maintain relationships with all vendors, suppliers, and professionals servicing the company and/or property.
  • Record and document all resident correspondence as appropriate.
  • Report and document all accident and emergency situations to the Community Manager in a timely manner.
  • Maintain all resident files and any confidential information in a secured area in compliance with company policies and the fair housing law.
  • Make recommendations and assist with marketing efforts to ensure effective and creative strategy implementation.
  • Understand, maintain, and stay up to date on assigned property(s) description and classification.
  • Maintain a current working knowledge and adhere to the fair housing laws, its policies and practices, in accordance with ACC Management Group policies and procedures.
