About The Position

As part of Intersect’s Asset Management team, you’ll build and lead a centralized land management function that ensures long-term value, compliance, and operational alignment across a growing portfolio of land lease agreements and real property interests. This role carries accountability for stewarding landowner relationships and commercial obligations after contract execution, bridging development and operations with a consistent, portfolio-wide approach. You’ll work closely with Development, Community Engagement, Construction, Legal, Finance, and Operations to ensure land agreements remain executable, compliant, and optimized for performance. As an early leader in shaping this capability, you’ll define the operating model, implement scalable processes and systems, and establish the foundation for managing land as a strategic asset across the portfolio. Asset Management is responsible for the commercial management of Intersect’s datacenter energy infrastructure projects. The team serves as the owner-side integrator, translating commercial requirements into a scalable operating model that maximizes asset performance, reliability, and long-term value. By working cross-functionally across the organization, Asset Management ensures that projects transition seamlessly from development into operations while maintaining strong financial and contractual discipline.

Requirements

  • 10–15+ years of experience in real estate, land management, or related fields
  • Experience supporting energy infrastructure projects across development and operations
  • Proven track record managing large, complex portfolios of land leases or real property assets
  • Strong commercial acumen with the ability to navigate contractual complexity and manage risk
  • Deep understanding of lease structures, negotiations, and compliance requirements
  • Experience building, scaling, and leading high-performing teams
  • Ability to operate cross-functionally and influence stakeholders across technical and commercial teams
  • Clear and effective communication skills that build trust with landowners and internal partners
  • A proactive, ownership-driven mindset and a structured approach to solving complex challenges

Responsibilities

  • Oversee land and lease administration, including payment processes and tracking of contractual obligations
  • Ensure compliance with agreements, regulatory requirements, and internal policies across the portfolio
  • Implement systems and tools to track key dates, obligations, and performance metrics
  • Maintain accurate, complete, and accessible land documentation
  • Establish standardized processes to transition land agreements from Development to Asset Management
  • Partner cross-functionally to resolve commercial issues and ensure continuity of intent
  • Align land agreements with operational requirements and site constraints
  • Integrate new assets into the portfolio with clear ownership of obligations and risks
  • Serve as the commercial lead for landowner relationships post-contract execution
  • Lead negotiations for amendments, consents, and issue resolution
  • Identify, assess, and mitigate risks across land agreements
  • Drive value creation opportunities through proactive portfolio management
  • Partner with Asset Managers and Finance on budgets, forecasts, and long-term financial planning
  • Monitor lease economics, including escalations, renewals, amendments, and terminations
  • Track and report on portfolio costs, obligations, and financial exposures
  • Support audits and ensure accurate financial reporting related to leases and real property
