About The Position

Entry-level role supporting the Asset Management team through financial analysis, reporting, and administrative oversight of a portfolio of affordable housing assets. The Asset Management Analyst monitors property performance and compliance and helps senior team members ensure that each property meets its financial, operational, and LIHTC regulatory benchmarks. This position reports to the Asset Management Associate and serves as a training ground for higher asset management responsibilities.

Requirements

  • Analytical Skills: Strong financial analysis and modeling skills, with proficiency in Excel and real estate financial software (e.g. property management systems). Able to interpret financial statements and performance metrics.
  • Detail Orientation: Highly organized and detail-oriented in tracking data, deadlines, and documentation. Able to manage multiple tasks and properties simultaneously without letting details slip.
  • Communication: Effective written and verbal communication skills. Comfortable preparing written reports and memos for internal stakeholders and responding to information requests from investors or lenders.
  • Initiative: Self-starter who can learn quickly and take initiative in identifying issues or improvements. Eager to learn affordable housing asset management best practices and pursue relevant professional development (e.g. CHAM Asset Management Specialist certification).
  • Bachelor’s degree in finance, real estate, economics, accounting or related field (required). Academic coursework or internships focusing on real estate finance or investment analysis strongly preferred.
  • 1–3 years of experience in finance or real estate. This could include internships or analyst roles in investment banking, real estate development, commercial banking, or related fields.
  • Familiarity with affordable housing programs (LIHTC, tax-exempt bonds, etc.) is beneficial; if not, must demonstrate ability to learn these quickly.

Nice To Haves

  • Direct experience with affordable housing finance is a plus but not required.
  • Any relevant certifications or progress (such as CFA Level I, or real estate finance workshops) can strengthen the candidate’s profile.

Responsibilities

  • Financial & Performance Analysis: Collect and analyze property operating data (occupancy, rent collections, expenses) and compare performance against budget and pro forma targets. Investigate budget-to-actual variances and flag issues or opportunities for improvement.
  • Reporting: Prepare monthly and quarterly asset management reports and dashboards for senior management and investors, including financial performance summaries and compliance updates. Assist in compiling data for Board reports, lender and investor reporting, and regulatory compliance reports (e.g. LIHTC compliance) on schedule.
  • Data Management: Ensure timely receipt of property financial statements, rent rolls, and compliance documents. Maintain accurate asset information in the company’s database and tracking systems. Update the asset management dashboard and watchlists for assigned properties, highlighting any underperformance or risks.
  • Budget Support: Support annual budgeting and reforecasting processes for each property. Work with the Asset Manager/Associate to input budget assumptions, verify that property management’s budgets meet portfolio targets, and assist in reviewing capital expenditure plans.
  • Compliance & Due Diligence: Monitor key LIHTC compliance dates and requirements (e.g. annual certifications, rent/income limits). Track critical deadlines (tax payments, insurance renewals, loan covenants) using tickler systems. Assist with preparing documentation for regulatory audits, lender inspections, or investor site visits.
  • Market Research: Conduct periodic market research on local rental market conditions and demographic trends affecting the properties. Provide analysis to inform leasing strategies and rent-setting decisions.
  • Support Special Projects: Provide analytical support to asset managers on ad hoc projects, such as refinancing analysis, reserve draws, or disposition analysis. Assist the team in gathering data for acquisitions or dispositions as needed.
