We’re currently hiring for an Area Maintenance Supervisor to join the team in Champaign, IL! As the Area Maintenance Supervisor, you’ll be the cornerstone of keeping our student community running smoothly. With your in-depth knowledge of property maintenance, safety protocols, and facility upkeep, you’ll lead your team to ensure our buildings and grounds are in top condition. Your expertise will enhance the living experience for our residents, providing a safe, comfortable, and well-maintained environment that supports the vibrant student life.

Requirements

  • A minimum of 3 years of maintenance experience, including HVAC, plumbing, and electrical
  • High school graduate or equivalent
  • Minimum of one year supervisory experience, preferably in residential properties, rental operations, or related business operations required.
  • Strong interpersonal and communication skills, including the ability to build and maintain quality relationships
  • Be proficient in working with technology and adaptable to online systems.
  • Carbon Literacy Certification or willingness to undertake training

Nice To Haves

  • EPA type II and above certification preferred
  • Air conditioning and refrigeration certification by an EPA approved testing organization preferred
  • Pool maintenance certification, if required by local regulation preferred

Responsibilities

  • Oversee the maintenance and upkeep of multiple properties within the assigned area, ensuring consistent quality of service and adherence to maintenance standards across all locations.
  • Conduct inspections of all public areas, resident apartments, and equipment to ensure proper maintenance and adherence to safety standards.
  • Manage resident work orders and ensure timely completion for a positive resident experience.
  • Coordinate with the general manager on all maintenance activities and report on progress.
  • Implement safety training programs, including the use of safety equipment and maintaining MSDS records.
  • Oversee and inspect the condition of plumbing, electrical systems, appliances, HVAC, and building structures.
  • Supervise contracted work on the property, ensuring quality and compliance with company standards.
  • Create and maintain maintenance schedules, tracking productivity and managing labor costs.
  • Maintain communication with vendors, order supplies, and verify deliveries for accuracy.
  • Respond to maintenance emergencies and handle off-hours callbacks as needed.
  • Monitor and safeguard property assets, including tools, equipment, and facilities.
  • Participate in the hiring, training, and performance management of the maintenance team.
  • Conduct safety meetings to review policies, procedures, and any relevant issues.
  • Ensure compliance with company policies, Fair Housing laws, and other state, federal, and local regulations.
