The responsibilities include carrying out general maintenance tasks in a 100-unit senior living apartment complex and overseeing the day-to-day operations of the building. Duties will include painting, drywall repair, appliance repair, general repairs, light plumbing and electrical work, pressure washing, and janitorial duties, such as cleaning common areas and units as needed. The technician will also be responsible for snow removal in the winter months. SCOPE OF DUTIES: Skilled in a variety of areas, including plumbing, carpentry, and electrical systems Perform general maintenance and repairs on apartment units, including but not limited to painting, drywall repair, minor electrical and plumbing repairs, appliance repair/replacement, cabinet repair/replacement, flooring repair/replacement, etc. Perform regular preventative maintenance on all apartment units and common areas, including but not limited to checking smoke detectors/fire sprinklers, testing alarm systems, replacing light bulbs and filters, and inspecting appliances and HVAC systems. Repairing and unclogging toilets, sinks, bathtubs, showers, and exterior drains. Sweeping, mopping, and vacuuming floors in communal areas. Disposing of trash found in communal areas. Tracking inventory to ensure that you have adequate maintenance supplies. Unlocking apartments in instances where tenants have lost or forgotten their keys. Detect and report the need for major maintenance repairs to the Property Manager Respond to clients’ maintenance requests in a timely and professional manner. Maintain the cleanliness of outside spaces such as parking lots and sidewalks. Maintain client and staff confidentiality in compliance with administrative policies and procedures. Attend and participate in regularly scheduled staff meetings, supervisory conferences, and training sessions.
