About The Position

Ram Realty Advisors LLC ("Ram") is a real estate investment management firm specializing in multifamily, mixed-use, and grocery-anchored retail in select high-growth markets throughout the Southeast. The firm’s portfolio comprises assets across the investment risk spectrum, including core-plus, value-add, and opportunistic strategies. The Analyst role is designed to offer a hands-on learning experience, the ability to gain exposure to multiple disciplines within Ram, and the opportunity to make a meaningful impact. The Analyst will have the opportunity to interface with senior leaders, be mentored by industry experts, and collaborate closely with seasoned professionals in various departments including Investments, Asset Management, Development, Portfolio Management/Finance, and Retail.

Requirements

  • Bachelor’s Degree from an accredited four-year college or university, Master's Degree preferred
  • Excellent academic background with a cumulative GPA of 3.0 and above. A GPA of 3.5 and above preferred.
  • One to three years of related experience or equivalent combination of experience and education.
  • Demonstrable interest in the real estate industry.
  • Understanding of basic finance concepts and how to calculate metrics such as internal rate of return, and net present value/discounted cash flow.
  • Demonstrated acumen, ambition, and personality.
  • Excellent written and verbal communication skills.
  • Computer proficiency and demonstrated experience with financial modeling in Excel.
  • Proficiency with Microsoft Project, PowerPoint, Outlook, and Excel required.
  • Familiarity or experience with Argus is a plus.
  • Must be willing to work on-site full-time in Ram’s offices.
  • Relevant real estate experience (commercial and multifamily) in acquisitions, asset/portfolio management, valuation and/or real estate finance.
  • Ability to perform calculations necessary to produce or interpret budgets, discounts, interest, commissions, proportions, percentages, rents per square foot, and other basic algebraic functions. Ability to create basic formulas for spreadsheet applications.
  • Demonstrated ability to work within a team environment across various functions/departments.
  • Must be a critical thinker and have a comfort level challenging the status quo and/or conventional wisdom.
  • Ability to produce, review, analyze, and describe complex financial projections and related schedules.
  • Comprehensive understanding of the valuation of retail and multifamily assets and land for development.
  • Ability to read, analyze, and interpret general business periodicals, professional journals, operating statements, and government regulations.
  • Ability to effectively present information in public and professional forums. Ability to write reports, and business correspondence.

  • Familiarity or experience with Argus is a plus.

Responsibilities

  • Assist in identifying potential acquisition and development opportunities and conduct market research to support these efforts.
  • Support due diligence by obtaining and reviewing all relevant information from property owners and their representatives, including existing reports, surveys, studies, title work, environmental documents, etc.
  • Coordinate and collect market research and data to determine appropriate rents, expenses, and vacancy assumptions for new project underwriting and/or presentation materials.
  • Utilize CoStar Market Analytics, Real Capital Analytics, and other resources to gather property/market information, conduct demographic analysis and void analysis for acquisition and development underwriting.
  • Provide Acquisitions, Development and Asset Management teams with regularly updated market surveys, comparable sales data, and market pipeline data.
  • Assist in determining pricing parameters of new opportunities to assess a project’s preliminary feasibility via cash flow projections and detailed financial modeling.
  • Prepare monthly, quarterly, and annual reports to track the business plan progress of the Company’s assets.
  • Prepare quarterly valuations and forecasts of assigned assets. Work directly with Asset Managers and Accounting to generate quarterly fair market value and forecasts for specified assets. Present results directly to the leadership team.
  • Work with Asset Managers to project asset cash flow, analyze asset performance vs. budget, evaluate potential changes in asset strategy, and prepare required lender reports and additional ad hoc lender requests.
  • Research government regulations and monitor, research, and report upon government policies (City, County, State, and Federal) or actions that may impact projects or activities being pursued by the company.
  • Understand how loans are sized and the differences between LTV, LTC, DY, DSCR (both actual and stressed).
  • Understand term sheets and the basic concepts that are negotiable, different types of lenders and loan types, hedging concepts, etc.
  • Create/update/analyze fund models, gaining working knowledge of performance calculations and waterfalls.
  • Provide support to the regional team with ad hoc requests and special projects as assigned.
  • Represent firm at conferences, trade shows and industry events.
