About The Position

The Airbnb Reservations & Revenue Manager is responsible for managing all reservations, optimizing listing performance, implementing dynamic pricing strategies, and maximizing occupancy and RevPAR (Revenue per Available Rental). This role combines guest communication, revenue analytics, and distribution channel management to ensure operational efficiency and profitability.

Requirements

  • 3+ years of experience in short-term rental, Airbnb management, or hotel revenue management
  • Proven track record of increasing occupancy and revenue
  • Experience with property management systems (PMS) and channel managers
  • Strong understanding of dynamic pricing tools
  • Strong analytical and revenue forecasting skills
  • Advanced Excel or Google Sheets proficiency
  • Excellent written communication skills
  • Detail-oriented and highly organized
  • Ability to work independently and manage multiple properties
  • Strong understanding of online travel agencies (OTAs)
  • Customer-focused mindset

Nice To Haves

  • Bachelor's degree in Hospitality, Business, Finance, or related field (preferred)

Responsibilities

  • Oversee daily booking operations across Airbnb and other OTA platforms
  • Respond promptly to guest inquiries and booking requests
  • Manage availability calendars and prevent double bookings
  • Process reservations, modifications, cancellations, and refunds
  • Ensure smooth pre-arrival and post-stay communication
  • Optimize Airbnb listings (titles, descriptions, photos, amenities, keywords)
  • Manage multi-channel distribution (Airbnb, Booking.com, VRBO, direct bookings, etc.)
  • Monitor listing performance metrics and conversion rates
  • Implement strategies to improve reviews and ratings
  • Prepare weekly and monthly revenue performance reports
  • Track KPIs including occupancy, ADR, RevPAR, booking lead time, and cancellation rates
  • Provide data-driven insights to leadership and property owners
  • Support annual budgeting and forecasting
  • Ensure high response rates and Superhost-level standards
  • Manage guest reviews and feedback professionally
  • Resolve booking-related issues promptly
  • Coordinate with operations/housekeeping teams to ensure readiness
