About The Position

The AC Technician maintains, troubleshoots, and repairs HVAC/Refrigeration systems to keep guestrooms and facilities comfortable and energy-efficient. You’ll execute preventive maintenance, diagnose issues quickly, and complete safe, high-quality repairs that minimize downtime and guest impact.

Requirements

  • 2+ years HVAC/R service or building maintenance experience required (hospitality/commercial preferred).
  • Trade/vocational training or apprenticeship in HVAC/R preferred.
  • EPA 608 certification required (Type II or Universal preferred); CPO a plus.
  • Proficient with gauges, vacuum pumps, recovery machines, leak detection, meters; basic brazing/soldering skills.
  • Ability to read wiring diagrams/schematics and follow equipment manuals/SOPs.
  • Basic computer/mobile app skills (CMMS use); clear, professional communication.
  • Valid driver’s license; ability to participate in on-call rotation; flexible availability (weekends/holidays).
  • Stand/walk for extended periods; climb ladders; work on roofs/mechanical spaces and in hot/cold conditions.
  • Lift/push/pull up to 50–75 lbs; frequent bending, kneeling, reaching, and repetitive motions.
  • Safely operate hand/power tools and HVAC service equipment with required PPE.

Responsibilities

  • Diagnose and repair HVAC/R equipment: PTAC/VTAC, mini-split/VRF, RTU/AHU, exhaust & make-up air, pumps, thermostats/controls, walk-ins/reach-ins, and ice machines.
  • Perform electrical/mechanical troubleshooting; replace motors, capacitors, contactors, belts, bearings, valves, and sensors.
  • Conduct refrigerant recovery, evacuation, charging, and leak detection in compliance with EPA standards.
  • Calibrate/replace thermostats and interfaces; verify setpoints and proper staging.
  • Complete PMs on schedule: filter changes, coil cleaning, belt alignment, drain line flushing, lubrication, and seasonal start-ups/shutdowns.
  • Maintain accurate PM logs in the CMMS (e.g., HotSOS/Quore); flag recurring issues and parts needs.
  • Monitor BMS/controls where applicable; optimize setpoints to balance comfort and efficiency.
  • Support cooling tower/boiler water treatment (testing/chemical feed) as trained; maintain equipment rooms to code.
  • Follow OSHA, EPA, and property safety policies (LOTO, PPE, ladder/electrical safety, SDS).
  • Maintain clean, organized mechanical spaces and proper refrigerant/chemical records.
  • Respond to work orders promptly; communicate status with Front Desk/Housekeeping and guests when needed.
  • Document work performed, parts used, and next steps; escalate complex issues to leadership or vendors.
  • Track critical spares (motors, capacitors, filters, belts); assist with ordering and monthly counts.
  • Escort/supervise HVAC vendors; verify scope, quality, and safety compliance.
