About The Position

The purpose of this classification is to inspect and enforce the public¿s compliance with Lexington-Fayette Urban County Government¿s Zoning Ordinance and related sections of the Code of Ordinances, which regulates the permitted use for various sections of land in Fayette County.

Requirements

  • High school diploma, GED, or equivalent
  • Two (2) years of related experience
  • Additional years of education may substitute for years of related experience
  • Valid Driver¿s License
  • All positions require drug testing and background check before employment and may require a post-job offer physical as stated in Ordinances 21-14(b), 22-13 and 23-16.
  • Employees within the Divisions of Building Inspection and Code Enforcement, whose job duties include issuing civil citations or permits for the use of and/or conditions on real property and/or residential real property within Fayette County, or inspectors within the Division of Fire - Fire Prevention Bureau must comply with CAO Policy 23R (¿Acquisition of Real Property From Property Owners Under Certain Notices and/or Orders¿), which states that employees shall not own any interest in residential real property or possess an ownership interest in a business that manages, maintains or oversees the management or maintenance of any residential, real property in Fayette County. In addition, no employee who works in a Division with regulatory or civil enforcement authority over real property located in Fayette County shall acquire an interest in real property in Fayette County with any outstanding citation, notice or order from the Division in which he or she works regardless of whether the citation, notice, or order was issued by the employee or someone else in the Division. This policy extends to immediate family members, any supervisor(s), Director and Deputy Director, and Commissioner of the Department in which the identified employee is employed. Employees may be required to disclose all real property owned by the employee as well as the employee¿s immediate family members. Property and business ownership exemptions may apply.

Responsibilities

  • Performs field inspections on reported violations of the Zoning Ordinance
  • Performs field inspections to ensure compliance with permits for conditional use
  • Reviews, analyzes, and conducts research on the permit and property use history of complaint sites
  • Enters case information into a computerized tracking system and assembles data used for research and reporting
  • Communicates with property owners, building occupants and businesses to explain zoning regulations and obtain compliance
  • Prepares and issues violation warnings, notices and civil citations for non-compliance and attends appeal hearings before the Infrastructure Hearing Board and the Board of Adjustment.
  • Performs related work as assigned.
