About The Position

Carnegie Mellon University's department of Facilities Management and Campus Services is searching for a Zone Manager to join their team. This is an exciting opportunity for someone who thrives in an interesting and challenging work environment. You will contribute to the department by providing support by overseeing daily operations and execution of facilities related tasks ranging all aspects of building operations including steam, plumbing, electrical, painting, HVAC, and small projects. The Zone Manager provides technical oversight for building infrastructure to include equipment installation, preventive maintenance, corrective maintenance, and repair. The role manages a team of union personnel working 24X7, including Lead Operating Engineers and Journeymen Skilled Trades. This position will also be assigned as the Plumbing Trade Supervisor providing oversight of the in-house apprentice program, hiring for the plumbing trade, technical development of the trade, and verification of licenses and certifications.

Requirements

  • Master Plumbing License (Allegheny County) required.
  • Ten years of experience in facilities maintenance and building operations.
  • Experience managing the operation and maintenance of air handlers, electrical distribution systems, and domestic water systems.
  • Demonstrated experience managing an effective preventive maintenance program.
  • Must be able to operate and utilize IT systems (Tableau, Maximo, Clockview, Excel, Word).
  • Supervisory or leadership experience working with a unionized workforce preferred.

Responsibilities

  • Manages staff and equipment for 24/7 building operations.
  • Plans and coordinates jobs to meet customer schedules and optimize efficiency.
  • Assigns and schedules work assignments based on staffing, priorities, and customer requests.
  • Evaluates existing preventive maintenance plans for equipment reliability.
  • Provides input on engineering, design, construction, and maintenance services.
  • Investigates and addresses long-range facility infrastructure needs.
  • Ensures compliance with program, contractual, and industrial standards.
  • Provides skills enrichment through coaching, mentoring, and training.
  • Ensures compliance with OSHA safety rules and regulations.
  • Conducts hiring, onboarding, and technical training oversight for plumbing employees.
