Operates, adjusts and regulates heating, ventilating, and air conditioning units (HVAC) that include: boilers, chillers, hot water heaters, vacuum pumps, medical air and emergency generator which provide lighting, heating, cooling, air flow and other sources of power for the hospital. MINIMUM QUALIFICATIONS: EDUCATION, CERTIFICATION, AND/OR LICENSURE: 1. High school diploma or equivalent. 2. Vocation-trade school graduate OR five (5) years of maintenance/mechanical experience. EXPERIENCE: 1. Three (3) years of maintenance/mechanical experience. CORE DUTIES AND RESPONSIBILITIES: The statements described here are intended to describe the general nature of work being performed by people assigned to this position. Monitors all mechanical and electrical controls and automatic features on equipment present in boiler room and mechanical rooms. Records readings of pressure gauges, thermometers, air/liquid flow meters and makes adjustments to equipment to maintain proper, efficient and safe operation, specified by hospital and regulatory policies and regulations. 2. Maintains proper, safe and efficient operations of heating/cooling ventilating and air handling units, thermostats and humidistats to supply adequate air flow and temperature levels throughout the hospital. 3. Monitors and tests medical gas panels present in boiler room office. Maintain, service and reserve banks of cylinders; change from reserve to "in use" banks when alarms are activated. Replace empty bank of nitrogen or nitrous oxide cylinders. Test for leaks. Change defective seals on medical gas outlets in all patient areas. 4. Performs water tests on boilers, soft water system, and cooling tower water, closed loop heating and cooling water systems and adds chemical treatment as required to maintain proper water condition in related equipment. 5. Operates and maintains boilers. 6. Operates and maintains emergency generator. Records readings of generator usage during power loss, maintains oil, battery and cooling liquid levels to required levels. 7. Maintains work area in clean and orderly condition; sweeps and mops boiler room floors. Keeps mechanical equipment in clean and safe working condition; paints equipment to preserve and restore appearance. 8. Participates in fire alarm procedures as outlined in department policy manual when tripped by patients and personnel or due to real fire. 9. Assists in instructing and training new personnel in proper procedures and safe operation of boiler plant. 10. Charge person in absence of supervisor or Director of department.
