About The Position

The Area Maintenance Manager is responsible for providing and/or coordinating a variety of facility related services to multiple restaurant locations. This role is the facility leader within their market region and may have up to one direct report. The Area Maintenance Manager both self-performs facility work as well as coordinates work order assignment/planning with internal support or contracted partners through the companies CMMS-Corrigo system. The role will be directly responsible for many issues that impact the business including preventative, planned and unplanned maintenance as well as executing planned capital replacements, store closings and equipment relocation.

Requirements

  • High School Diploma or equivalent required.
  • Trade school, Technical Certifications and/or Associate’s degree preferred.
  • 2+ years facilities experience.
  • Restaurant and/or QSR experience strongly preferred.
  • Competency with computers including Microsoft Office Suite, and CMMS experience preferred.
  • Valid driver’s license with clean driving record.
  • Ability to work on-call with flexibility including some nights, weekends, and/or holidays as business needs dictate.
  • Must be able to lift up to 50lbs, climb ladder up to 30ft, and work in extreme climates.
  • Work requires kneeling, bending, twisting, and handling of tools.
  • Problem solving and troubleshooting skills.

Responsibilities

  • Planning, prioritizing, assigning, reviewing and participating in all tasks related to facility maintenance for assigned area/market.
  • Supervise and train direct report to ensure the needs of the business are met within scope of responsibility.
  • Responsible for ensuring that all work orders are addressed to meet the SLAs within area of responsibility.
  • Responsible for performance and adherence to company expectations within area(s) of responsibility.
  • Develop and maintain working relationships with outside vendors as well as internal customers.
  • Must be able to work independently with sound decision making while under pressure.
  • Perform interior and exterior facilities services including electrical repair, plumbing repair, painting, carpentry, ceramic floor and tile repair, and ceiling repair.
  • Operate and maintain a company vehicle driving upwards of 30,000 miles per year while maintaining a vehicle log and adhering to other internal fleet vehicle requirements.
  • Service and maintain refrigeration equipment to include walk-in freezers, refrigerators and coolers.
  • Replace belts, service motors, controls, and refrigerant systems.
  • Service and maintain dishwashers, water heaters, steam kettles, cookers and mixers.
  • Service and maintain ovens, gas valves, pilot lights, thermocouples, heating and refrigerating units on food carts, fans and electrical cords.
  • Install and relocate Food Services equipment and appliances.
  • Responsible for parts inventory and all associated tasks.
  • Perform administrative work, including CMMS usage, invoice and expense account reconciliation, timecard approvals, etc.
  • Other duties as assigned.
