About The Position

Ashton Woods is seeking a critical member of the division leadership team responsible for providing the division with undeveloped land and finished lots to meet sales, settlements, profitability, and growth targets as outlined in the division strategic plan. This role involves working closely with the management team to ensure that sales, marketing, and construction requirements are met for each deal.

Requirements

  • Bachelor’s degree in business, real estate, finance, or related field required.
  • Master’s degree in business, finance, real estate, or related field preferred.
  • At least five years of experience in land acquisition, divestiture, and development.
  • Realtor or Broker’s license preferred.
  • Experience with MS Office Products (e.g., Word, Excel, PowerPoint, Outlook) and ability to learn other computer programs.
  • Knowledge of residential real estate laws and zoning regulations.
  • Ability to identify critical deal points in contract language.
  • Experience in broker networking.
  • Understanding of supply/demand analysis and demographic mapping.
  • Familiarity with local residential housing markets.
  • Basic knowledge of the land development process.
  • Basic financial analysis and proforma creation skills.
  • Understanding of deal structures such as option contracts, mezzanine financing, joint ventures, assemblages, and land banking.
  • Knowledge of topographical effects on development.
  • Basic understanding of sales and marketing functions.

Responsibilities

  • Manage the land acquisition department; ensure it is competently staffed and functional.
  • Identify land opportunities that do not satisfy the division’s objectives but have potential profit opportunities through resale.
  • Manage the sale of division assets as required.
  • Advise Division President on opportunities, market trends, and competition.
  • Conduct weekly land status report meetings with the Division President.
  • Identify land that aligns with the strategic plan and coordinate acquisition, zoning, and development processes.
  • Negotiate price and terms of property acquisitions to ensure a competitive edge in target sub-markets.
  • Partner with zoning attorneys, real estate attorneys, developers, and local regulatory agencies to mitigate risks.
  • Identify opportunities for the division to buy and 'flip' land at a profit.
  • Participate in the creation of the division's strategic land acquisition planning process.
  • Identify and submit suitable deals to achieve financial objectives, considering price points, competition, and customer profiles.
  • Actively seek niche land positions requiring direct contracting from owners, including assemblage opportunities and joint ventures.
  • Develop broker connections to access new deals early in the selling process.
  • Establish contracts with local developers for option deals in subdivisions at competitive prices.
  • Initiate the contract process, review contract changes, oversee attorney reviews and negotiations, and address major contractual risks.
  • Manage zoning and permitting processes to achieve optimal density and conditions.
  • Conduct market knowledge and sub-market analysis projects to maintain current data on land prices, lot prices, and other relevant factors.
  • Budget for and control the land acquisition budget, including due diligence and research.
