About The Position

The Vice President Global Real Estate and Facilities Operations will provide strategic leadership and support for all real estate and facilities-related functions associated with the Company's operational footprint. This will include operational and strategic leadership for the budgeting, planning, lease transactions, portfolio strategy, construction, renovation, environmental health and safety, sustainability, engineering, property management and maintenance functions for all GM Financial facilities. The VP is responsible for overall facilities management of site locations to ensure that they are maintained in accordance with applicable law, regulations and company standards. The VP will work in a collaborative manner that is focused on quality, customer service and operational efficiency in association with internal and external stakeholders, vendors and contractors. The VP will provide oversight of day-to-day-facility operations as well as the coordination of capital projects. The VP will also provide strategy and input to the space planning and forecasting to ensure that business space needs are met enterprise wide.

Requirements

  • In-depth knowledge of real estate operations and ability to drive real estate strategies across a portfolio
  • Experience in strategically managing a real estate portfolio
  • Knowledgeable regarding best practices in real estate, facilities management and its associated functions (i.e. budgeting, planning, leasing, portfolio management, construction, renovation, environmental health and safety, engineering, property management, occupancy rates and maintenance)
  • Knowledge of ADA and other regulatory requirements
  • Operate with full attention to detail while balancing strategic thinking
  • Ability to make strategic recommendations, develop innovative ideas and solutions
  • Knowledge of financial models detailing P&L and cash flow impacts of real estate related decisions, space reallocations and restacks
  • Strong change management skills and adaptability
  • Strong leadership, management and administrative skills that produce effective operations and an engaging workplace culture
  • Ability to effectively lead, organize and supervise across a multi-functional team
  • Ability to promote a culture of teamwork and foster a work environment that encourages effective collaboration within the department and with key stakeholder groups

  • Previous supervisory experience required
  • 14+ years of experience in a related function required
  • 6-8 years of experience leading teams, projects, and/or initiatives through influence required
  • High School Diploma or equivalent required
  • Bachelor’s Degree in a related field required
  • Normal in-office environment
  • Up to 20% travel required

Responsibilities

  • Direct and guide a Global Real Estate and Facilities Operations leadership team responsible for oversight of all Facilities-related functions to ensure the health, safety and comfort of employees and contractors, compliance with applicable government regulations and alignment with corporate objectives and business strategy
  • Manage all lease transactions across the portfolio and work directly with the brokerage firms on solutions and ideation
  • Proactively collaborate with the business on workspace and real estate solutions to enable their strategies
  • Adhere to real estate transaction policies and procedures and maintain regular cadence with department senior leaders to ensure buy-in and approvals occurring in a timely manner
  • Oversee the planning, budget and schedule for facility modifications, including but not limited to cost estimates for construction, equipment, labor and materials
  • Oversee the development of scopes of work and requests for proposals for Facilities projects
  • Solicit and evaluate vendor proposals in accordance with company policies
  • Review and evaluate project schedules, contract compliance and quality control
  • Oversee the vendor performance review process for compliance with procedures and agreed upon work
  • Ensure the development of and adherence to facility standards or specifications for equipment, systems or services based on operational need
  • Oversee a strategic planning process for all facilities projects
  • Prioritize capital expenditures on both an annual and five-year forecasted basis
  • Monitor and evaluate operations and budget expense on an on-going basis
  • Mentor leaders within the department to foster their professional growth and development
  • Foster a problem-solving culture within the department which empowers and enables leaders to identify and resolve issues promptly and effectively
  • Promote and oversee strategic relationships between internal resources and external entities, including government, vendors and partner organizations
  • Establish and effectively leverage partnerships with third-party vendors, service providers and contractors and ensure the most cost-effective methods are being employed to perform work/services
  • Lead proactive reporting, data metrics and KPIs to allow for the analysis and assessment of vendor-provided services
  • Drive research, recommendation and implementation of emerging technology to improve operational efficiencies and achieve facilities-related goals
  • Oversee an integrated preventive maintenance program for equipment, machinery and facilities
  • Ensure appropriate property reporting and disclosures are submitted in an accurate and timely manner
  • Oversee the facility lease review/renewal process for leased properties
  • Serve as GM Financial liaison to various GM groups: Real Estate, EHS, Sustainability, etc.
