About The Position

The Vice President of Property Operations will lead and direct the property management organization. They will mentor an industry leading team to meet the goals of ongoing excellence in property management. Through Regional Portfolio Managers, the VP will ensure robust training and appropriate functions are in place at all properties as well as ensure work is carried out in accordance to company standards, local, state and federal laws.

Requirements

  • Minimum of ten years of progressive experience in portfolio management of multifamily properties.
  • Minimum of five years in a leadership/management role supervising regional Portfolio Managers.
  • An undergraduate degree is required, MBA preferred.
  • CPM® or candidate-status preferred.
  • Oregon and Washington real estate licensed preferred.
  • Principal broker licenses required within 6 months of hire.
  • Must be an experienced manager/leader.
  • Ability to effectively communicate with all levels of individuals.
  • Extensive working knowledge of all aspects of multifamily property management operations.
  • Strong computer skills in Microsoft Office.
  • Prior experience in Yardi preferred.
  • Knowledge of construction contracts preferred.
  • Knowledge of UPS/REAC requirements is preferred.

Responsibilities

  • Serve as a leader and creative thinker for value creation and capital improvement projects.
  • Monitor property operating and financial performance throughout the year.
  • Develop and implement adjustments to strategic and operating plans as appropriate.
  • Monitor on-site staff and activities to ensure the operating plan is being carried out.
  • Review individual property position and performance compared to competitors.
  • Manage and analyze effective rental structure at all assets.
  • Ensure the continued growth and success of Guardian's 3rd party management business.
  • Develop a strong understanding of the real estate markets and communities.
  • Utilize a hands-on management and leadership style to mentor members of the property management team.
  • Lead Guardian's Management Services group within the dynamic context of the company.
  • Implement/improve policies and procedures, metrics, systems, and best practices.
  • Support development and acquisitions personnel on revenue and operational costs.
  • Work collaboratively with the COO, President, and other operational departments.
  • Communicate with joint venture capital partners and clients regarding property and market issues.
  • Work closely with the President and other senior executives on overall leadership and management.
  • Represent Guardian as an industry leader and active participant in the community.
