About The Position

Clarion Partners has been a leading real estate investment manager for over 40 years, headquartered in New York with offices across the United States and Europe. The firm offers a broad range of real estate strategies across the risk/return spectrum to approximately 500 institutional investors globally. Clarion Partners operates independently as a Specialist Investment Manager owned by Franklin Templeton. The Vice President, Investments– IOS is responsible for the full lifecycle of Industrial Outdoor Storage (IOS) investments, from sourcing and underwriting through due diligence, execution, stabilization, and disposition. This hybrid role blends front-end transactions with ongoing asset ownership, with a specific focus on truck terminals, maintenance/service facilities, and low coverage industrial. The role requires deep familiarity with IOS-specific risks, including zoning, legal nonconforming use, tenant rollover, and infrastructure constraints. The firm is actively investing in the IOS sector on behalf of several Clarion sources of capital, including its Income Fund, Separate Accounts, and Alternatives Fund. Adding new resources to the effort is intended to expand coverage, deepen expertise and elevate the Clarion profile in this space. The candidate should demonstrate strong investment acumen, structuring expertise, execution across different risk profiles and broad relationships with operators and brokers. The role is a rare opportunity to be involved in the early stages of a fund, driving growth and adapting portfolio composition over time. This is also an opportunity to help refine and enhance the firm’s capabilities in the IOS sector, with the intention of achieving significant scale over time. Requirements

  • 7-10 years of experience of acquisitions experience with much of the time focused on industrial and/or IOS strongly preferred.
  • Currently in an acquisitions or asset management role within an established real estate investment management firm or operator with significant allocation towards the industrial sector.
  • Industrial sector expertise and existing broker/operating partner relationships.
  • Advanced Excel and Argus proficiency.
  • Strong communication, leadership, and execution skills.
  • Bachelor’s degree required.
  • Travel required.
  • The inclination to seek and analyze data from a variety of sources to support decisions.
  • Develops new, innovative ideas that will stretch the organization and push the boundaries within the industry.

Responsibilities

  • Source and evaluate IOS investments across the risk spectrum with a focus on core, core-plus, and value-add strategies.
  • Maintain relationships with brokers, owners, tenants, and operating partners.
  • Evaluate operating partner processes, acumen, JV and performance incentive structures.
  • Lead underwriting using Excel and Argus.
  • Prepare and present Investment Committee memoranda.
  • Lead due diligence efforts including zoning analysis, environmental reviews, and site condition assessments.
  • Assist in negotiating transaction documents and managing the closing process.
  • Execute leasing and capital improvement strategies.
  • Develop annual operating budgets, property valuations.
  • Manage third-party vendors, leasing brokers, operating partners, and property managers.
  • Review monthly and quarterly performance and conduct valuations and hold/sell analyses.
  • Assist in overseeing dispositions and redevelopment strategies where applicable.
