Requirements

  • Bachelor’s degree in related major, graduate degree a plus
  • 10 years relevant commercial real estate transaction & financial analysis experience
  • Advanced proficiency in Microsoft Excel & ARGUS Enterprise software experience a plus
  • Excellent interpersonal, analytical, & strategic problem-solving abilities
  • Strong written & verbal communication skills
  • Ability to work as part of a team
  • Ability to compellingly articulate ideas, arguments, & recommendations
  • Ability to handle large volumes of work; good organizational skills, & ability to manage workflow, prioritize, & meet deadlines
  • Self-motivated & proactive with respect to managing deliverables & own professional development

Responsibilities

  • Develop, maintain, & report on financial models for current & prospective development projects
  • Prepare economic analysis including: DCF projections, return sensitivities, market analysis, lease terms, equity investments, debt structures, etc.
  • Prepare presentations & reports for public agencies, partners, & internal management
  • Collaborate with the senior leadership team to develop & evaluate multiple scenarios for each development opportunity
  • Track project budgets & prepare reports for internal FP&A team; help to set project-related tasks, milestones, & meeting schedules during acquisitions, predevelopment, entitlements, & construction
  • Support the acquisitions team in underwriting new development & investment opportunities, preparing financial models & performing due diligence
  • Assist the asset management & leasing teams in pursuing tenants & during lease negotiations
  • Engage with & help oversee the workflow of architects, engineers, general contractors & other consultants & service providers
  • Develop & maintain strong working relationships among all stakeholders in the development process, including government officials, community groups, public & private investment partners, land use attorneys, etc., & take an active role in preparing & presenting materials for public meetings
  • Prepare investment memorandums for the senior leadership team
  • Coordinate information exchange with regional offices & multiple company divisions such as: Acquisitions, Financing, Design and Construction, Leasing, Asset Management, Legal, & Marketing
  • Research & maintain market data for core office markets & core tenant industries
  • Research & summarize identified project constraints such as zoning & land use regulations; develop expertise in all relevant local regulations & trends
  • Assist in preparing annual business plan strategic goals & objectives
  • Assist in preparing annual department & project/programming budgets
  • Identify project risks & help create strategies to offset them & achieve project goals
  • Assist in preparing project development timelines & obtaining public approvals
  • Act as an ambassador with neighborhood organizations & external groups
