About The Position

Toll Brothers, America's leading builder of luxury homes seeks a Vice President, Community Planning to join our team in our division located in Meridian, Idaho. The VP, Community Planning is responsible for managing all community start-up activities, coordinating architectural product development and maintenance, negotiating all trades pricing and work, and ensuring ongoing community performance while maintaining a culture of community excellence as the company continues to grow and diversify. This role deals with exceeding budgets and approves start worksheets on each home prior to 'CM Go' date to ensure budgets are complete and is responsible in the decision-making process of model designs, designing budgets and implementation of all activities required to open a community by a target date.

Requirements

  • Solid knowledge of major activities associated with residential real estate acquisition and development
  • Solid knowledge of residential real estate financial analysis
  • Excellent communication skills
  • Proven track record of managing complex processes with diverse groups of stakeholders
  • Proven history of delivering projects against established timelines
  • Familiar with current software applications used within the residential construction industry
  • Experience communicating with senior leaders
  • Strong negotiation skills
  • Bachelor's Degree
  • 10+ years of related work experience (at least 5 in a senior management role)
  • Proficient in Microsoft Office, strong knowledge of Excel

Responsibilities

  • Implement product changes and efficiencies
  • Assist with design and value engineering plans as needed
  • Ensure house budgets for accuracy and highlight missing contracts
  • Oversight for direct costs for land acquisition purposes
  • Track milestone progress of new communities and manage the community start-up process from the point the land exits due diligence until the community opens for sale
  • Community opening workplan, budget, and timeline to meet or exceed underwriting returns
  • Community product catalog development and maintenance, including architecture and red-line processes, specs and marketing material
  • Model complex development (CM oversees model complex construction)
  • Decorator and merchandising coordination
  • Marketing material preparation
  • Sales office buildout
  • QDH strategy execution in partnership with Sales
  • Coordination and preparation of HOA Documents and Public Offering Statements
  • Develop pricing packages
  • Partner with the Division's Architectural Business Partner to develop new product as needed
  • Serve as the division's 'Product Champion' by coordinating ongoing product rationalization efforts
  • Coordinate and manage the semi-annual plan-change process
  • Coordinate and manage the process to add to / change a community's product offering
  • Ensure Purchasing has the information necessary to update contracting post product updates/change
  • People Management
