The Utilities Manager at Welltower is responsible for strategically managing a portfolio of over 2,000 properties, focusing on billing and reimbursement processes. This role requires strong analytical skills, problem-solving abilities, and leadership experience to resolve complex billing issues and streamline utility management processes. The position also involves analyzing utility data related to ESG factors and preparing reports for stakeholders.

  • Manage utility relationships, including operators, utility providers, and 3rd party billers across a portfolio of over 2,000 properties.
  • Create a reporting package for utility expenditures and reimbursements, including ownership of an adaptive and predictive modeling process.
  • Fully understand utility allocation and reimbursement metrics.
  • Ensure appropriate expense reimbursement and enhance department processes.
  • Assist Property Operations in resolving issues related to utility programs.
  • Oversee utility billing transition of developments, acquisitions, and dispositions of properties.
  • Analyze and respond to proposed utility rate changes, managing communications to leadership about utility hearings and rate tables.
  • Track projects with utility impact, such as renewable energy upgrades and tax incentives.
  • Contribute to strategic sourcing initiatives for new vendors.
  • Support the extraction, collection, organization, curation, and analysis of utility data, optimizing ETL processes.
  • Meet global ESG reporting and sustainability requirements, ensuring compliance with municipal energy benchmarking regulations.
  • Coordinate utility billing processes with the Accounts Payable Department.
  • Bachelor's Degree required.
  • 5 years of Billing and Utility Management experience, including overseeing complex non-routine functions and troubleshooting anomalies.
  • Strong organizational and leadership skills to implement strategic initiatives.
  • Strong vendor and program management skills.
  • Ability to pass a pre-employment drug screen.
  • Flexible schedule: Monday-Thursday in office, Fridays optional to work remote
