About The Position

Welltower is seeking a Utilities Manager to strategically manage a portfolio of over 2,000 properties, focusing on billing and reimbursement processes. The role requires strong analytical skills, problem-solving abilities, and team leadership experience to resolve complex billing issues and streamline operations. The manager will also analyze utility data related to ESG factors and prepare reports for stakeholders.

Requirements

• Bachelor's Degree required.
• 5 years of Billing and Utility Management experience.
• Strong organizational and leadership skills.
• Strong vendor and program management skills.

Responsibilities

• Manage utility relationships across a portfolio of over 2,000 properties.
• Create a reporting package for utility expenditures and reimbursements.
• Understand utility allocation and reimbursement metrics.
• Ensure appropriate expense reimbursement and enhance department processes.
• Assist Property Operations in resolving utility program issues.
• Oversee utility billing transitions for developments, acquisitions, and dispositions.
• Analyze proposed utility rate changes and manage communications to leadership.
• Track projects with utility impact, including renewable energy upgrades.
• Contribute to strategic sourcing initiatives for new vendors.
• Support the extraction, collection, organization, and analysis of utility data.
• Meet global ESG reporting and sustainability requirements.
• Coordinate utility billing processes with the Accounts Payable Department.
