Stationary Engineer - IUOE 39 - JLL What this job involves You'll be responsible for operating, maintaining, and monitoring building mechanical systems including boilers, chillers, HVAC equipment, electrical systems, and building automation systems. This role requires ensuring optimal performance of all mechanical equipment while maintaining safe, comfortable, and energy-efficient building operations for tenants and occupants. What your day-to-day will look like Your day will center on monitoring and operating complex building systems through Building Management Systems (BMS) and direct equipment inspection. You'll perform routine maintenance on boilers, chillers, cooling towers, air handling units, pumps, and related mechanical equipment. Daily responsibilities include conducting equipment rounds, recording operational data, adjusting system parameters for optimal performance, and responding to emergency calls. You'll troubleshoot mechanical and electrical issues, perform preventive maintenance tasks, and coordinate with outside contractors for specialized repairs. Maintaining accurate logs, work orders, and equipment documentation in CMMS systems is essential. You'll monitor energy consumption, identify efficiency improvements, and ensure compliance with all safety regulations and operating permits. Emergency response availability and flexibility to work various shifts as needed are required.

  • High school diploma or equivalent
  • 3+ years of experience operating and maintaining commercial building mechanical systems
  • Knowledge of boilers, chillers, HVAC systems, electrical systems, and building automation
  • Ability to read and interpret blueprints, schematics, and technical manuals
  • Strong troubleshooting and problem-solving skills
  • Physical ability to work in mechanical rooms, climb ladders, and lift up to 50 pounds
  • Excellent written and verbal communication skills
  • Understanding of OSHA safety regulations and environmental compliance
  • Candidates must be authorized to work in the United States without employer sponsorship.
  • Universal EPA certification for refrigerant handling
  • Stationary Engineer License (Class 1, 2, or 3 depending on facility requirements)
  • Additional trade certifications (electrical, HVAC, plumbing)
  • 5+ years of commercial building operations experience
  • Experience with computerized maintenance management systems (CMMS)
  • Knowledge of energy management and building optimization
  • Previous experience in critical facilities (hospitals, data centers, laboratories)
  • Boiler inspection or welding certifications
