About The Position

Functions in a support role to the Service Manager or Community Director. Responsible for ensuring the physical aspects of the property meet the company’s established standards and any applicable laws.  The Service Technician diagnoses problems and makes repairs, electrical, plumbing, pool, carpentry, dry walling, exterior structural, and appliance.  Union Service Technicians are directly responsible for making ready vacated apartments for re-leasing.  Associates may be certified in one or all of the skilled trades in which they are responsible.

Requirements

  • Knowledge of organizational and community policies and procedures.
  • Ability to apply policies and procedures to solve everyday issues.
  • Knowledge of an ability to follow proper safety techniques in accordance with Company, community, OSHA, EPA, and departmental policies, procedures and standards.
  • Must have knowledge and experience with basic appliance repair, plumbing, sheetrock, general carpentry, roofs and gutters, wallpaper/painting.
  • Experienced in the use of basic cleaning supplies and equipment.
  • Demonstrated ability to understand and comprehend instructions.
  • Immediately reports any mechanical or electrical equipment malfunctions, associate/resident/visitor injuries or accidents, or other safety issues to the appropriate individual(s).
  • Ability to proactively recognize and implement superior customer service to internal and external customers.
  • Must know and follow the Fair Housing laws.
  • Ability to examine and repair various types of service equipment.
  • Ability to acquire knowledge of OSHA and EPA requirements.
  • Ability to exercise initiative and problem-solving skills.
  • Ability to be pleasant with others on the job and displaying a good-natured, cooperative attitude.
  • The ability to bend, stretch, twist, or reach with your body, arms, and/or legs.
  • The ability to exert maximum muscle force to lift, push, pull, or carry objects.
  • Ability to physically access exterior and interior parts of the community and amenities and be able to climb ladders and access small crawlspaces.
  • Ability to respond to questions or resolve resident, vendor, contractor or work scheduling issues.
  • Ability to work in conjunction with Company managers and associates.
  • Must have effective verbal and listening communication skills.
  • Ability to use a computer and enter service ticket information into the system.
  • High School Diploma or its equivalent preferred.
  • Minimum of two to three years of relevant experience in repair techniques and apartment maintenance or related field.
  • Must be an active member of the Union within 30 days of employment.

Nice To Haves

  • Certification in Chlorine, Fluorine, and Carbon (CFC) preferred.
  • Some locations require certification in pool operation (CPO).

Responsibilities

  • Respond to resident requests for maintenance and service by taking appropriate action to repair and/or restore service in a timely manner.  HVAC - only as allowed by law without EPA certification and basic electrical (when no license is required).
  • Maintain the overall appearance and cleanliness of the community by ensuring that amenities, building exteriors, market ready units, interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, elevators, halls, boiler, and other common areas are free of debris, trash, graffiti, and other items which affect the appearance of the community.  All deficiencies and or risk management safety issues are reported immediately.
  • Provide pest control if required by the community.
  • Ensure that apartments are ready for occupancy by performing various and as needed electrical, HVAC, plumbing, carpentry, appliance repair, and other miscellaneous equipment maintenance and repairs, as well as carpet cleaning, painting, and overall apartment cleaning or other activities as necessary or as directed.
  • Make sure all community lights and fire alarms are in good working order.
  • Maintain tools, equipment, and workspace and ensure they are organized and in proper working order, request replacements as necessary, and assist in stocking the inventory.
  • Provide superior customer service to internal and external customers.
  • Perform other duties as assigned or as necessary.
