Job Title: Mechanic Level 4 Reports to: CUP Engineering Manager Classification: Non-Exempt What this job involves - The ideal candidate will possess advanced technical training and/or a minimum of 10 years of relevant hands-on experience, demonstrating proficiency in the skills necessary to successfully perform regular and advanced maintenance activities on one or more of the following complex systems: Chillers/Chilled Water systems, Boiler/Steam Distribution systems, Compressed Air systems, or Fire/Life Safety systems.

Requirements

  • Knowledge and experience with hand tools and test equipment.
  • Demonstrate In Depth knowledge of Utility Plant equipment and processes. Including but not limited to centrifugal chillers, water tube boilers, fire tube boilers, steam generation auxiliary equipment, centrifugal pumps, screw air compressors, plate frame heat exchangers, shell and tube heat exchangers, air handlers and control systems.
  • Basic Knowledge of and practical experience with field instrumentation (pressure, temperature, flow and level)
  • Ability to read and interpret basic layout drawings, system drawings and manufacturers’ equipment specifications.
  • Basic Computer skills
  • Good communication and teamwork skills.
  • Knowledge of standard and maintenance practices.
  • General CMMS Experience, not specific to Maximo
  • High school diploma or general equivalency degree (GED).
  • Preferred five years of experience working in a Utility Plant with responsibility for HVAC/Utility Systems handling high pressure boilers, steam, air compressors or refrigeration equipment ,or two years of related trade schooling and 3 years practical experience Utility Plant with responsibility for HVAC/Utility Systems handling high pressure boilers, steam, air compressors or refrigeration equipment.
  • In Depth knowledge with valve and mechanical equipment maintenance.
  • Ability to read and comprehend moderate to complex level instructions, correspondence and memos.
  • Ability to write moderate level correspondence and technical procedures.
  • An ability to effectively present information in one-on-one and small group situations to customers, clients, contractors, vendors and other employees of the organization.
  • Attend all electrical safety courses offered and scheduled by management
  • Attend all scheduled safety training offered and scheduled by management

Responsibilities

  • Operate, maintain, and monitor site Chillers/Chilled Water systems, Boiler/Steam Distribution systems, Compressed Air systems, and Fire systems.
  • Maintain proficiency in site Chillers/Chilled Water systems, Boiler/Steam Distribution systems, Compressed Air systems, and Fire systems.
  • Troubleshoot issues related to site Chillers/Chilled Water systems, Boiler/Steam Distribution systems, Compressed Air systems, and Fire systems.
  • Conduct regular inspections and provide reports to the Central Utility Plant Engineering Manager and Management regarding potential problems and recommend upgrades for the aforementioned systems.
  • Demonstrate comprehensive knowledge of sequences for Chillers/Chilled Water systems, Boiler/Steam Distribution systems, Compressed Air systems, and Fire systems.
  • Maintain accurate records of maintenance activities, inspections, and repairs for all relevant systems.
  • Collaborate effectively with Engineering and Maintenance staff to ensure seamless operation of all systems.
  • Interpret schematics related to site systems proficiently.
  • Perform valve operations, including large gate valves, to cycle equipment or flows as required.
  • Execute minor piping repairs on all relevant systems.
  • Master and demonstrate appropriate responses to common PLC-initiated alarms for all systems.
  • Complete assigned preventive and corrective maintenance work orders for all systems.
  • Demonstrate willingness to work overtime (both scheduled and emergencies), after hours (early morning or late night), weekends, and holidays as required.
  • Support steam shutdown operations during annual plant shutdown, typically occurring on Memorial Day weekend.
  • Perform preventive maintenance on Ice Machine equipment for the site, including three cafeterias. This includes, but is not limited to, filter replacement and cleaning, water system cleaning, and sanitizing to meet manufacturer guidelines. Some overtime may be required to perform Cafeteria PMs off-shift.
  • Operate and maintain systems with DX for Primary cooling.
  • Operate and maintain DX Backup cooling for Data Center equipment.
  • Respond promptly to plant and site emergencies, including fire, flooding, leaks, and power outages.
  • Maintain familiarity with on-site and off-site contacts.
  • Comply with all JLL / IBM safety requirements, procedures, and programs.
  • Adherence to JLL training requirements.
  • Mentor, tutor or familiarize personnel in the operation of Boiler, Chillers, Compressed Air, and Fire systems.
  • Assess CUP Operators for proficiency in these areas.
  • Maintain a safe and clean working environment.
  • Perform additional duties as assigned by the manager that are reasonably related to the position.
  • When necessary, perform work temporarily outside job classification during site emergencies and provide backup coverage if properly trained and certified for the required work.
