About The Position

The Traveling Field Superintendent is responsible for managing the turn/make ready process from resident move out to new resident move in for a set number of vacant homes within the market. This role will require 50 to 75% travel out of state.

Requirements

  • High school diploma or general education degree (GED) is required.
  • Valid Driver’s License required, with reliable transportation.
  • Minimum of two to four years of multi-family/single-family residential property maintenance experience, or similar background.
  • Experience managing, training, or mentoring third party vendors and/or employees.
  • Intermediate computer and iPad skills required; Field Management and Construction software is a plus.
  • Knowledge of general maintenance processes and methods including but not limited to painting, carpentry skills, wood working, plumbing, electrical, HVAC, basic tools, appliance diagnosis, and repair.
  • Excellent communication, organizational and time management skills.
  • Pays close attention to detail in a fast-paced environment.
  • HVAC certification is a plus.
  • Fluent in English, bilingual Spanish a plus.

Responsibilities

  • Manage the entire turn process using company technology including scoping the home, resident chargeback calculations, vendor dispatch and oversight and quality control inspections.
  • Assign work to 3rd party vendors; manage work scheduling and performance of vendors; set completion dates and expectations for quality of work ensuring it meets Bridge Homes standards; develop punch lists for vendors to correct any deficiencies.
  • Visit properties and perform inspections multiple times during the turn process including at move out, market ready, rent ready, and move-in status of property.
  • Perform pre-moveout inspection with resident prior to scheduled move out date.
  • Create a list of materials needed for the turn based on assessment of the property.
  • Complete repairs listed on the scope of work. This may include changing lightbulbs, touchup paint, light gardening, cleaning, etc.
  • Responsible for handling emergency calls from residents as needed.
  • Take photos of completed properties for marketing.
