About The Position

Our Title Officer is responsible for providing the review and underwriting of title commitments for a variety of transactions including but not limited to sales, refinances, construction loans, commercial transactions, and title guarantees. They work closely with the settlement agents, parties of the transaction as well as the regional title underwriters to determine and communicate requirements to insure title to the property. Our Title Officer creates an amazing customer experience through team collaboration, excellent communication, and timely and accurate title products.

Requirements

  • A high school diploma is required.
  • Minimum of three years of a combination of examining, title officer and/or title assistant experience or equivalent and demonstrates competency and understanding of standard concepts, practices, and procedures for underwriting title insurance.
  • Proficient with standard concepts, practices, and procedures within the title industry.
  • Have a full understanding of the effect on title of the various recorded documents, such as deeds, deeds of trust, mechanics liens, tax liens, judgments, assessments, probates
  • Can read metes and bounds legal descriptions and locate property on company and county maps
  • Understands the impact of boundary line adjustments on legal descriptions and title
  • Has knowledge of vesting of title owners and legal entities
  • An understanding of the various title products including homeowners, standard and extended owners title insurance; extended, standard and limited loan coverage title insurance as well as guarantee products
  • Knowledge of legal proceedings and their impact on title insurance, including divorce, probate, bankruptcy, foreclosure, and eminent domain
  • Knowledge of various title insurance endorsements and their effect on insurance policies
  • Proficient with Microsoft Office, web navigation and specialized title software

Responsibilities

  • Communicate and assist all parties to create an amazing customer experience.
  • Review and ensure timely delivery of accurate title commitments and title guarantees.
  • Underwrite title commitments working closely with title insurance underwriters as needed to determine requirements for insurability. Establishes and communicates procedures for follow up to ensure all requirements are met.
  • Collaborates with customers and the escrow team to resolve title issues (e.g., legal descriptions, easements, lot splits, vesting, tax liens, abstracts of judgments, bankruptcies, boundary disputes and encroachments)
  • Review construction transactions, works closely with customers and title insurance underwriters to request and review required documentation with consideration of the closing deadlines.
  • Reviews legal entity paperwork. Determines designated signors and communicates with closing agents.
  • Reviews foreclosure documents and adheres to underwriter procedures for Trustee Sale Guarantees and date down endorsements
  • Processes all post-closing requests for the files assigned to them, including endorsements and claim inquiries
  • Reviews upper court judgment searches and determines if they attach to the property
  • Updates title commitments with new public records or customer information upon request
  • Accurately maintains file information within title software and generates the necessary documentation according to company standards
  • Reads and plots legal descriptions identifying issues relating to boundary adjustments, boundary disputes and encroachments
  • Processes searches and customer service upon request
  • Reviews industry publications to remain knowledgeable of changes in laws and practices affecting the issuance of title policies
  • Performs any other duties delegated by management
