About The Position

THE UPPER MATTAPONI TRIBE (UMT) SEEKS A TEMPORARY PROJECT MANAGER TO OVERSEE A CONSTRUCTION PROJECT (THE “PROJECT”) ON TRUST LAND AT 13597 KING WILLIAM RD., KING WILLIAM, VA (THE “PROPERTY”). SPECIFICALLY, THE PROJECT INVOLVES DEVELOPMENT AND CONSTRUCTION AT THE PROPERTY OF AT LEAST THE FOLLOWING: (1) AN APPROXIMATELY 8,000 SQUARE FOOT BUILDING TO SERVE MULTIPLE PURPOSES; (2) VEHICULAR ACCESS TO AND FROM THE BUILDING FROM CUZ WAY; (3) PARKING FOR THE BUILDING; (4) REMOVAL OR REPURPOSING OF EXISTING FACILITIES AT THE PROPERTY; AND (5) SUCH OTHER TASKS AS MAY BE ASSIGNED. THIS IS NOT A PERMANENT POSITION. IT IS EXPECTED THAT THE PROJECT MANAGER POSITION WILL BE FOR AN INITIAL SIX-MONTH APPOINTMENT FOLLOWED BY AN ADDITIONAL MONTH-TO-MONTH ENGAGEMENT AS REQUIRED TO COMPLETE THE PROJECT.

Requirements

  • ABILITY TO SET AND FOLLOW BUDGETS AND PLANS.
  • PROFICIENCY IN READING AND INTERPRETING TECHNICAL DOCUMENTS.
  • STRONG KNOWLEDGE OF ALL ASPECTS OF CONSTRUCTION—TECHNIQUES, REGULATIONS, SAFETY STANDARDS, ETC.
  • RISK ASSESSMENT AND MANAGEMENT.
  • FAMILIARITY WITH CONSTRUCTION-RELATED SOFTWARE.
  • EXCEPTIONAL LEADERSHIP, COMMUNICATION AND NEGOTIATION SKILLS.
  • 10+ YEARS’ RELEVANT EXPERIENCE IN CONSTRUCTION/PROJECT MANAGEMENT.
  • DIRECT PROJECT MANAGEMENT OF 3+ PROJECTS OF AT LEAST THE SAME SIZE AND SCOPE AS THE PROJECT.
  • RELEVANT LICENSURE OR AFFILIATION WITH APPROPRIATE AND NECESSARY LICENSES.
  • Must possess a valid state driver’s license and be insurable to drive UMT vehicles.
  • Applicants will be required to authorize a background check and submit to drug testing. Failure to do so will disqualify applicants from consideration for the position.

Responsibilities

  • Oversee and manage all aspects of the Project.
  • Creation and oversight of comprehensive Project plans, including timelines and deliverables.
  • Conduct initial feasibility studies and risk analyses as needed.
  • Development of clear Project objectives.
  • Identify, evaluate, and recommend vendors/contractors/suppliers suitable for Project requirements.
  • Manage vendor/contractor/supplier selection process, including where appropriate, issuing requests for proposals, reviewing bids and conducting interviews.
  • Negotiate and finalize contracts with vendors/contractors/suppliers.
  • Prepare and manage detailed project budgets.
  • Provide updates as requested, including detailed reports of expenditures, variances and forecasts.
  • Ensure timely payments to vendors/contractors/suppliers.
  • Oversee day-to-day execution of Project, ensuring alignment with approved plans and specifications.
  • Conduct on-site inspections, monitor vendor/contractor/supplier performance, and address any issues.
  • Ensure compliance with applicable laws, codes and regulations.
  • Develop risk management strategies to address potential delays, budget overruns or other challenges.
  • Act as primary point of contact for communication with and resolving conflicts involving vendors/ contractors/suppliers or project stakeholders.
  • Facilitate final inspections to confirm Project completion in accordance with requirements.
  • Ensure all required documentation, permits, warranties and post-completion reports.
  • Travel as needed.
  • Other duties are requested.
