About The Position

The Temporary Maintenance Technician is responsible for maintaining the interior and exterior of properties, including daily sidewalk cleaning, debris removal, and fence checks. Key duties involve preparing vacant units for new tenants by cleaning, painting, and repairing them according to PSHH policy. The technician will manage work orders through the Yardi system, performing repairs that do not require outside vendors, and identifying warranty or resident-caused repair issues. Other responsibilities include maintaining parts and supplies inventory, ordering necessary items, conducting periodic unit inspections, and performing preventative maintenance on building systems. The role also involves notifying the Property Manager of tenant violations, cleaning dumpster areas, ensuring clear rain gutters, repairing washers and dryers, managing lock repairs and tenant lockouts, and operating security gates. The technician is expected to work within approved budgets and perform other assigned tasks.

Requirements

  • Basic construction or building maintenance knowledge.
  • Ability to operate light equipment and hand tools used in maintenance and repair.
  • Minimum of 1 year maintenance or construction experience.
  • Valid CA driver’s license.
  • Proof of auto insurance.
  • Access to a reliable vehicle.

Nice To Haves

  • Microsoft Office and general computer proficiency.
  • Yardi or similar work order software experience.

Responsibilities

  • Walk interior and exterior sidewalks on a daily basis, removing debris and trash, washing the sidewalks/curbs/gutters as needed, and checking fencing for any required repairs.
  • Clean, paint and repair vacant units consistent with PSHH policy and procedures.
  • Review all work orders on a daily basis through the Yardi system, and make repairs for tenant after notification of entry if the repair does not require an outside vendor.
  • Determine if any items requiring repair is under warranty and contact the manufacturer or contractor for repairs if under warranty.
  • Determine if any repair items are resident caused and notify Property Manager.
  • Maintain parts and supplies inventory.
  • Order necessary parts, appliances, etc.
  • Complete periodic inspections of units in coordination with the Facilities Manager.
  • Be present at various inspections and prepare inspection reports as requested.
  • Conduct preventative maintenance for building systems and equipment as prescribed in property Preventative Maintenance Plan.
  • Notify the Property Manager of any tenant violations.
  • Clean dumpster areas and make sure the gates are closed when not in active use.
  • Ensure that rain gutters are free of debris.
  • Repair washers and dryers as needed, or notify the Property Manager to contact an outside repair vendor.
  • Repair and change locks as needed, and manage tenant lockouts.
  • Unlock and lock the driveway gates per the approved schedule, for sites with security gates.
  • Work within the approved budget for each site in coordination with the Maintenance Supervisor and Property Manager.
  • Other tasks as assigned.
